- Mild steel must be sealed properly. Gates, grills and mezzanine steel need surface cleaning, primer and a good paint or powder-coat finish, with welds dressed and coated, because damp air finds every bare spot. For exposed structures, hot-dip galvanising before painting is worth asking about.

- Facades need drainage. Structural glazing and ACP must be sealed with the right silicone and gaskets, and windows and louvres need working weep holes, or water finds its way in during a heavy downpour.
