Spiral Staircase for a Terrace: Size, Space, Material and Safety by FabWise in Gurugram & Noida

A spiral staircase is the most space-efficient way to reach a terrace: an MS spiral staircase with a diameter of roughly 4 to 6 ft fits where a straight stair never would. The things that decide whether it works are the diameter (comfort), the floor-to-floor height (which sets the number of steps), the headroom through the slab opening, a solid base and top fixing, and a continuous handrail. Get those right and it is a safe, everyday stair, not just an occasional ladder.

This guide is for owners of independent houses, builder floors and penthouses in Gurugram, Noida and Delhi NCR adding a stair to a roof, a terrace garden or a mezzanine.

How much space does a spiral staircase need?

The footprint is a circle, plus room to step on and off at top and bottom. The diameter is the main choice: smaller saves space but makes each step narrower and steeper to use.

Spiral staircase diameter guide
Diameter (approx.)How it feelsGood for
4 ftCompact; one person at a time, careful useOccasional access to a roof or water tank
5 ftComfortable for regular useMost terrace and roof garden stairs
6 ft and aboveEasy, wider treads, can carry small itemsDaily-use stairs, penthouses, cafes

Treat these as rules of thumb rather than standards; the right size depends on who will use it and how often. Remember that you can't carry large furniture, gas cylinders or big planters up a tight spiral. If the terrace is going to be used heavily, a bigger diameter is worth the extra floor space.

How many steps, and how steep?

The number of steps comes from the floor-to-floor height divided by a comfortable riser height. Spiral stairs commonly use risers somewhere around 7 to 9 inches. A typical floor height in an NCR builder floor might need roughly 12 to 15 steps, with each tread turning by a fixed angle so that the stair completes most of a full circle by the time it reaches the top.

Where you step off at the top matters as much as where you step on at the bottom. The rotation is chosen so that the last step lands facing the terrace door or the open side of the landing, not a wall or parapet. That is why measurement takes both levels into account.

How big does the opening in the slab need to be?

  • The opening must be a little larger than the stair's diameter so the handrail and your shoulders clear the slab edge.
  • Headroom: as you climb, there should be enough clear height above every step that you don't duck under the slab. Aim for comfortable standing height at every point of the climb.
  • Cutting a new opening in an RCC slab is structural work. It should be checked by a structural engineer, and in a society or a shared building, approved before it starts.
  • The edge of the opening needs a guard railing on the upper floor so nobody steps into it.

Which material: MS, stainless steel or a mix?

Most terrace spirals are mild steel: a thick central pole (a heavy pipe) with treads welded or bolted to it, and a handrail around the outside. MS is strong and economical but must be well primed and painted or powder coated, especially outdoors. See our MS gate rust protection guide; the same coating rules apply to stairs.

Stainless steel is used for the handrail and balusters on premium stairs, often on an MS structure. A fully stainless stair costs considerably more. For the railing grades, see SS railing grades.

Tread options

Spiral staircase tread types
TreadProsCons
MS chequered plateStrong, anti-slip pattern, economicalNeeds painting; can be noisy; hot in summer sun
Perforated or gratingLets rain through, lighter lookCan catch heels; not for bare feet
MS pan filled or topped with stone/woodSolid feel, quieter, finished lookHeavier and costs more
Wood or WPC on MS frameWarm look indoorsWood needs care outdoors; WPC is better in the open

What makes a spiral staircase safe?

  1. A continuous handrail on the outer edge, at a comfortable height, from the bottom step to the top landing.
  2. Balusters or infill close enough that a child can't slip between them, as you would for any staircase railing.
  3. Anti-slip treads, especially outdoors where rain and dew make steel slippery.
  4. A central pole anchored with a base plate bolted into the floor slab, and a firm connection at the top landing.
  5. Even risers: one step taller or shorter than the rest is a trip hazard.
  6. Lighting on the stair and at the terrace door for use after dark.

A spiral that shakes or wobbles has a fixing problem, usually at the base plate or the top connection; see metal staircase wobbling. A loose handrail is covered under handrail loose.

Do you need permission for a terrace staircase?

It depends on the building. In a gated society, the roof is usually common property and the RWA or maintenance agency decides what can be built there; a private terrace attached to a penthouse may still be governed by the society's rules on external changes. On an independent house or builder floor, the owner has more freedom, but cutting a slab and adding roof structures can involve local building rules. Check with your RWA and, for structural changes, a structural engineer before ordering.

What else do people add with a terrace stair?

  • A cover at the top: a polycarbonate terrace shed or a small canopy over the stair head keeps rain off the opening. See our terrace shed guide.
  • A door or hatch: a lockable MS door or hatch at the top, for security on a terrace accessible from outside.
  • A mezzanine floor: in shops and warehouses, a spiral is often the stair to a steel mezzanine.
  • Terrace railings around the open edge, often matched to the stair's handrail.

How is a spiral staircase priced?

The price depends on diameter, height and number of steps, the tread type, the handrail material, the finish, and how hard it is to get material and welding equipment to the site. We don't publish rates for this work. An MS spiral staircase is quoted after a ₹99 site visit in Gurugram, Noida and the rest of Delhi NCR, adjusted against your bill if you go ahead; at that visit both floor levels and the slab opening are measured, and you get a written, all-inclusive quote for the agreed stair.

Common questions

What is the minimum size for a spiral staircase?

Around 4 ft in diameter is about the smallest that's practical, and it suits occasional access to a roof. For a terrace you use often, roughly 5 ft or more is far more comfortable. The right size also depends on the floor height, the headroom and where you need to step off at the top.

Is a spiral staircase safe for children and elderly people?

It can be, with a continuous handrail, close balusters, anti-slip treads, even step heights, good lighting and a larger diameter. Tight spirals are harder for elderly users because the treads narrow towards the centre. If someone at home will use it daily, choose a wider stair and a comfortable handrail.

Terrace ke liye spiral staircase banwane mein kitna time lagta hai?

It depends on the size, tread type and finish, and on whether a slab opening has to be cut first. After the site visit you receive a written quote within about 2 hours, and fabrication starts once the 50% advance is paid. The timeline for your stair is confirmed in the quote.

Do I need RWA permission for a spiral staircase to the roof?

In most gated societies, yes, because the roof is usually common property and external changes are controlled by the RWA or maintenance agency. On an independent house you have more freedom, but cutting a slab is structural work that should be checked by a structural engineer first.

Which is better for a spiral staircase, MS or SS?

Most spiral staircases have an MS structure because it is strong and economical, finished with a good primer and paint or powder coat. Stainless steel is usually used for the handrail and balusters, where hands touch it and a no-paint finish helps. A fully stainless stair costs much more.
