Terrace Sheds in Gurgaon: Polycarbonate, Metal Sheet or Pergola by FabWise in Gurugram & Noida

For a terrace shed in Gurgaon, pick polycarbonate if you want rain cover with daylight, insulated metal sheet if the space must stay cool and dry (a store room, a utility area, a gym corner), and a pergola if you mainly want shade and air in the evenings. All three sit on a steel frame, and the frame, slope and drainage decide whether the shed stays leak-free more than the roofing does.

Terraces in Gurugram take a beating: summer sun on bare concrete, sudden pre-monsoon dust storms and short, heavy monsoon downpours. This guide covers how each roof copes, what the frame needs, and the permissions question, honestly.

Polycarbonate, metal sheet or pergola: what is the difference?

Is a polycarbonate shed right for your terrace?

A polycarbonate terrace shed is the most asked-for option because it keeps rain off and still lets daylight in. Two kinds of sheet are common:

  • Multiwall (hollow) sheet: two or more layers with air channels between them. Lighter, insulates better, quieter in rain, slightly hazy look.
  • Solid (compact) sheet: looks like glass, very impact-resistant, clearer, but transmits more heat and noise.

The sheet must have a UV-protected face, fitted facing the sky. Sheets without proper UV protection, or fitted upside down, are the usual reason behind polycarbonate sheet yellowing and turning brittle after a few summers. Opal or bronze-tinted sheet cuts glare and heat compared with clear.

When is a metal sheet roof the better choice?

If the area under the shed is a store, a utility room or a workout corner, you want it cool and dry, and daylight matters less. A colour-coated profile sheet is the economical option, but on its own it heats up and is loud in rain. An insulated sandwich panel (two metal skins with PUF foam between) is far cooler and quieter, and is worth considering under the Gurugram sun.

Do you want a pergola instead?

A terrace pergola is an open frame of steel or aluminium slats. It breaks the direct sun, keeps the breeze, and makes a rooftop feel like an outdoor room. It does not keep rain off; if you want both, the slats can be topped with polycarbonate sheet, or you can choose fixed aluminium louvres angled for shade. For a front entrance rather than a terrace, a glass canopy is the neater answer.

What makes a terrace shed leak, and how do you avoid it?

Most leaks are designed in, not caused by the sheet. Before you approve a design, check these:

  1. Slope: the roof needs enough fall for water to run off quickly, not pond. Flat-looking sheds leak.
  2. Gutter and outlet: water off the shed has to go somewhere. A gutter that discharges into your existing roof drain, not onto the neighbour's side, is part of the job.
  3. Joints: polycarbonate expands in heat. Proper joining profiles, end caps and fasteners with sealing washers allow movement without cracking or gaps.
  4. Wall flashing: where the shed meets a wall or parapet, a flashing or sealed channel stops water running down behind it.
  5. Waterproofing: anchoring the frame onto the roof slab must not puncture the terrace waterproofing without sealing it again.

If an existing shed already drips, our page on a terrace shed leaking walks through the common causes.

What frame does a terrace shed need?

Most sheds use an MS (mild steel) frame of square or rectangular hollow sections. It must be primed and painted or powder coated, with the ends of hollow members closed so water does not collect inside. Columns are commonly fixed to the slab or parapet with anchor fasteners on base plates; where the parapet is weak, the frame may need to go to the slab or a beam instead. Pre-monsoon dust storms in Gurugram can lift a light roof, so the sheet fixings and frame bracing need to be designed for wind, not only for weight.

Do you need RWA or society permission for a terrace shed?

This depends on the type of property and on the documents for your building, so we can't give one answer. A few honest pointers:

Builder floors and independent houses

In builder-floor neighbourhoods such as the DLF Phases, Sushant Lok and South City, the top-floor owner often has terrace rights, but not always, and some sale deeds share the roof between floors. Read your conveyance or sale deed, and talk to the other owners before building.

Society apartments and high-rises

In most group-housing societies the main roof is common area. A shed on a private terrace or penthouse deck may still need approval, because RWAs often have rules on external appearance and structures. Check with your RWA/society and the building's terms before you order anything.

Municipal rules

Covered structures on a roof can also interact with local building rules. We don't interpret those for you; if in doubt, ask your architect or the building's management. What we will do is design a shed that is removable, structurally safe and does not damage the roof.

What changes the cost of a terrace shed?

Sheds are priced per sq ft of covered area. The main drivers are the roofing (multiwall vs solid polycarbonate, plain vs insulated metal), the size and height of the frame, the span between columns, gutters and finish, and access to the roof for material. We quote this work after a site visit; the terrace shed cost guide explains each part. You can browse every option in sheds and pergolas, including a car parking shed for the driveway, or see how the work runs in Gurgaon and Noida.

FabWise measures the terrace and checks the parapet, slab and drainage at a ₹99 site visit, adjusted against your bill if you go ahead, and sends a written, all-inclusive quote for the shed you agree on.

Common questions

Which is better for a terrace shed, polycarbonate or tin sheet?

Polycarbonate is better if you want daylight under the shed, for a sit-out, plants or a laundry area. Metal (tin) sheet is better for a store or utility space, and an insulated panel keeps it far cooler and quieter than a bare sheet. Both need a sloped steel frame and a gutter to stay leak-free.

Does a polycarbonate shed get hot in summer?

Clear polycarbonate lets in heat along with light, so it can get warm underneath in a Gurugram summer. Opal or bronze-tinted sheet reduces glare and heat, and multiwall sheet insulates better than solid sheet. For a space that must stay cool, an insulated metal panel or a pergola with good airflow works better.

Do I need RWA permission for a terrace shed in Gurgaon?

It depends on your building. In societies the roof is often common area, and RWAs usually have rules about structures and external appearance. On builder floors, terrace rights depend on your sale deed. Check with your RWA/society and the building's terms before work starts, and speak to the other owners if the roof is shared.

Why is my terrace shed leaking?

Most leaks come from too little slope, a missing or blocked gutter, failed seals at the joints, or no flashing where the shed meets the wall. Cracked or brittle polycarbonate is the other common cause. Send us a photo on WhatsApp and we can tell you whether it needs resealing or new sheets.

How long does polycarbonate sheet last?

It depends on the sheet quality, its UV protection and whether it was fitted with the UV face up. A good UV-protected sheet lasts many years in strong sun, while unprotected sheet can yellow and turn brittle within a few summers. Ask which sheet and thickness the quote includes.

Terrace pe shed lagwane mein kitna time lagta hai?

It depends on the size, the roofing and how material reaches the roof. After the site visit you get a written quote within about 2 hours, and fabrication of the frame starts after the 50% advance. We give you the expected timeline for your shed in that quote.

Can a pergola keep the rain out?

Not on its own. A pergola's open slats give shade and let air through, so rain falls between them. If you want rain cover as well, the pergola can be topped with polycarbonate sheet, or you can choose a polycarbonate shed instead. We can show both options at the site visit.
