Polycarbonate sheds, pergolas and canopies in Gurgaon

FabWise builds polycarbonate terrace sheds, pergolas, car parking sheds and glass entrance canopies in Gurgaon. They are priced per sq ft of covered area and quoted after a site visit, since the frame, sheet and fixing depend on the roof. Check terrace rights and RWA rules before you book.

Updated Gurgaon (Gurugram)

Polycarbonate sheet terrace shed on a steel frame over a rooftop seating area

Gurgaon terraces are hard to use for half the year. From April to June the sun makes an open roof unbearable by mid-morning, and from July the monsoon makes it wet. A polycarbonate shed in Gurgaon solves both, which is why it is one of the most searched-for fabrication jobs in Gurugram. It is also the job most likely to run into a permissions question, so this page starts there.

First question: are you allowed to cover the terrace?

Before choosing a sheet or a colour, find out who controls the roof and what they allow. In Gurgaon the answer depends on the kind of property:

Who to ask before building a terrace shed in Gurgaon
PropertyWho usually decidesWhat to check
Builder floor (DLF phases, Sushant Lok, South City)Top-floor owner, if terrace rights came with the flatYour sale deed for terrace rights; whether the other floor owners share roof access for water tanks
Apartment penthouse or top-floor terraceThe society and the builder's rulesMany societies restrict covered structures that change the skyline; get written approval
Independent house (old Gurgaon, Palam Vihar)The owner, within building rulesWhether a permanent roofed structure would count as extra covered area
Villa in a gated colony (Nirvana Country)Owner plus RWA design guidelinesHeight, colour and visibility from the street
Commercial roof or yard (Udyog Vihar)Owner or landlordStructural capacity of the roof and fire access

Built for dust storms and the monsoon

Two Gurgaon weather events decide how a shed should be built. The first is the pre-monsoon dust storm, the aandhi, which can bring sudden strong gusts across open rooftops. A shed roof is a wing; the frame has to be anchored so the wind cannot lift it, and the sheets fixed so they cannot flap loose. The second is monsoon rain, which arrives in heavy bursts. The roof needs enough slope to shed water quickly, a gutter that discharges away from the terrace door, and sealed fixings so water does not track down the screws.

  • Anchoring: base plates bolted into the slab or parapet, with the slab waterproofing made good around each bolt.
  • Slope: enough fall that water does not pond on the sheet.
  • Gutter and downpipe: water led to the existing terrace drain, not onto the neighbour's side.
  • Sheet fixing: screws with sealing washers, and room for the sheet to expand in summer heat.

If you already have a shed that drips, terrace shed leaking covers the usual causes.

Choosing the sheet: heat, light and yellowing

Polycarbonate comes as solid sheet, which looks like glass, or multiwall sheet, which has hollow cells that insulate better. Clear sheet lets in the most light but also the most heat, which in a Gurugram May can make the space under it hot. Tinted, opal or heat-reflective sheets cut glare and heat at the cost of some light. Whatever the colour, the sheet should have a UV-protected face installed facing the sky; fitted upside down, it yellows and turns brittle within a few summers. See polycarbonate sheet yellowing if yours already has.

Where in Gurgaon this work comes up

  • Top-floor builder floors in the [DLF phases](/locations/gurgaon/dlf-phases) and [Sushant Lok](/locations/gurgaon/sushant-lok): terrace sheds for a sit-out or laundry area, often with a pergola section for plants.
  • Penthouses on [Golf Course Road](/locations/gurgaon/golf-course-road): pergolas over a terrace deck, where the society is strict about anything visible from below.
  • Villas in [Nirvana Country](/locations/gurgaon/nirvana-country): car parking sheds in front of the house and glass canopies over the entrance.
  • Factories and warehouses in [Udyog Vihar](/locations/gurgaon/udyog-vihar): loading-bay covers and yard sheds.

Car sheds and glass canopies follow different rules

A car parking shed sits at ground level, so the questions are about the driveway rather than the roof. A cantilever shed with posts on one side leaves the car doors free to open, which matters on the narrow plots of Gurgaon's plotted colonies; a four-post shed is simpler and cheaper but the posts take up width. Many colonies also restrict structures that project beyond the plot line, so the shed has to stay inside the boundary. A glass entrance canopy is smaller but more exacting: it uses toughened laminated glass, so that a broken pane stays in place overhead, and it hangs on brackets or tension rods fixed into a wall that must be strong enough to carry it. Both are measured at the visit.

What changes the cost of a terrace shed?

  • Covered area: the main driver, since sheds are priced per sq ft.
  • Frame: MS sections painted or powder coated, or aluminium; and how many columns can come down to the slab.
  • Sheet type: solid or multiwall polycarbonate, colour and thickness; or toughened laminated glass for a canopy.
  • Height and span: a long span with no middle column needs heavier sections.
  • Access: materials carried up a narrow builder-floor staircase take more labour.

Common questions

What does a polycarbonate shed cost in Gurgaon?

Terrace sheds are priced per sq ft of covered area and quoted after a site visit. The cost depends on the frame material and section, the type and thickness of polycarbonate sheet, the span and the access to the roof. The written quote after the visit is all-inclusive for the agreed scope.

Do I need RWA permission for a terrace shed in Gurgaon?

Often, yes. In an apartment society, a covered structure on a terrace usually needs the society's written approval, and some do not allow it. On a builder floor, the top-floor owner generally decides if terrace rights came with the flat, but check your sale deed and whether other owners need roof access. A bolted, removable shed is often easier to get approved.

Polycarbonate shed garmi mein garam toh nahi hoga?

Clear polycarbonate does let heat through, so a shed in clear sheet can feel warm in a Gurgaon summer afternoon. Tinted, opal or heat-reflective sheets cut glare and heat noticeably, and multiwall sheet insulates better than solid sheet. Leaving the sides open so hot air can escape also helps. We discuss the trade-off between light and heat at the visit.

Will a terrace shed survive a dust storm?

A properly built shed should. The frame is bolted to the slab or parapet so wind cannot lift it, the sheets are fixed with sealed screws at the right spacing, and the structure is sized for the span. Most shed failures in storms come from frames that were only weighted down or sheets fixed too sparsely.

Pergola or shed: which should I choose?

Choose a shed if you want rain cover; choose a pergola if you mainly want shade and airflow. A pergola's open roof of slats or louvres keeps air moving and looks lighter, but rain comes through. Some Gurgaon terraces use both: a covered shed over the seating and a pergola over the plant area.

Car shed banane ke liye kitni jagah chahiye?

Enough to cover the car with room to open its doors, and the shed must stay inside your plot boundary. A cantilever shed needs posts on only one side, so it suits narrow driveways in Gurgaon's plotted colonies. A four-post shed needs clear width on both sides. Send a photo and rough driveway measurements on WhatsApp and we can suggest the type.
