South City is two Unitech colonies in Gurgaon (Gurugram) that share a name but not a location. South City 1 is in Sector 41, just off NH-48 near Unitech's Signature Towers, between IFFCO Chowk and HUDA City Centre. South City 2 is further south, off Sohna Road, next to Nirvana Country. Both were laid out as large gated colonies of plots, with wide streets and generous plot sizes, and both are now a mix of original independent houses and newer three- or four-storey builder floors that have replaced them. Old houses, new floors: two different kinds of job

An original South City house has a front lawn, a car porch, a boundary wall and a gate, steel or early aluminium windows, and bathrooms that have not been touched in years. A newer builder floor on the next plot has stilt parking, a shared stair and a lift if you are lucky, and fittings chosen by the builder. The jobs follow.

Gates for wide South City plots

Wide streets and large plots mean wide gates, and a swing gate of that width needs room to open and strong posts to hang from. That is why many owners switch to an MS sliding gate, which runs along a track parallel to the boundary wall. A sliding gate needs a level, clean track, a sound bottom guide and wheels sized for the weight. Most sliding gate stuck complaints come from a track that has filled with grit or settled out of level. Where a swing gate suits the plot, an MS main gate is designed around the opening and hinge posts. Both are quoted after the site visit.

Replacing old windows

Original windows in older South City houses are often steel sections that have rusted at the sill, or early aluminium with worn rollers and gaps that let dust and heat in. Shade and parking

The car porch or front setback is where most South City homes add cover. A car parking shed in polycarbonate on an MS frame keeps sun and bird droppings off the car; at the top of the house, a polycarbonate terrace shed or pergola makes the roof usable in summer. Both need the sheet sloped to drain away from the house and anchored to resist storms. For builder floors, the setback and roof are usually shared, so agree it with the other owners first.

Stairs and bathrooms during a rebuild

A rebuild or major renovation is the right time for a new staircase railing in SS or glass, and for frameless bathroom glass. A frameless shower partition with door starts at ₹500 per sq ft, and a fixed frameless shower partition for a walk-in starts at ₹370 per sq ft. Glass is measured after the tiles are finished. Railings are measured once the stair finish is laid, because the fixing depends on it.
