Shutters, Grills, Gates & Sheds in Old Gurgaon

Old Gurgaon is the town that was here before the towers: Sadar Bazaar and the markets around the old railway road, Jacobpura's dense lanes, Civil Lines with its government offices and older bungalows, and the early HUDA sectors to the west of NH-48. The building stock is completely different from the rest of Gurugram. Plots are small, houses are built up to the boundary, many have a shop on the ground floor and family on the floors above, and lanes are often too narrow for a truck. Metal fabrication, not glass, is the everyday work here.

A shop below, a home above

The commonest building in the old city is a two- to four-storey house with a shop or godown at street level. That one building usually needs:

• A rolling shutter for the shop, often replacing one that has been forced up and down for decades.
• MS window grills on every street-facing window above.
• An MS main gate or a narrow side door to the stair, separate from the shop.
• A spiral staircase or a straight MS stair to the roof where the internal stair stops short.
• A polycarbonate terrace shed on the roof for drying clothes, storage or an extra room in the shade.

Rolling shutters: what wears and what to replace

A shop shutter in Sadar Bazaar may go up and down twice a day, every day, for years. The springs in the barrel lose tension, slats bend where they are kicked or hit, and the guide channels fill with dust and rust. When a shutter becomes stuck or very heavy, sometimes the spring and guides can be serviced; when slats are badly bent or the barrel has rusted, a new shutter is the better buy. The size of the opening, the slat gauge and whether you want a manual or motorised shutter decide the price, so it is quoted after the ₹99 site visit.

Grills and gates on tight plots

With houses built right to the plot line, a window grill is often the only barrier between a bedroom and the street or the next roof. Many old Gurgaon grills are decades old, and rust on gates and grills is the most common complaint: water sits on horizontal bars and in hollow sections, and once paint fails the steel thins quickly. New grills should be primed and painted or powder coated, and designed so water drains. Gates in narrow lanes are usually small swing gates or a single door; where there is a car, a slim MS sliding gate avoids swinging into the lane.

Getting to the roof

Older houses often have no proper access to the top roof, or a ladder. An MS spiral staircase fits a small footprint, either in a corner of the top floor or outside against a wall, and is fabricated to the floor-to-floor height. It needs a sound base, a fixing at the top, and a staircase railing on the landing. Because spiral stairs are made to measure, we measure the height and the space at the visit.

Narrow lanes change delivery

In Jacobpura and around Sadar Bazaar, a long steel member or a shutter barrel may have to be carried by hand from the main road. Tell us how wide your lane is and whether a small vehicle can reach the door. It changes how the steel is cut and joined, and sometimes means fabricating in sections and welding on site.

Glass repairs in the old city

Shopfront glass, cabinet glass and house windows break here like anywhere else. Plain glass replacement and broken toughened glass replacement are quoted from photos on WhatsApp, without a paid visit. Older shopfronts often have framed glass in aluminium sections, which is simpler to replace than frameless toughened glass.
