Gates, Grills, Windows & Sheds in Palam Vihar, Gurgaon

Palam Vihar is the Ansal API township in the north-west corner of Gurgaon, close to the Delhi border and the Dwarka Expressway. It was planned for low-density living, and it still is: blocks of independent houses on plots, with builder floors replacing older houses year by year, small block markets, and Ansal Plaza as a local centre. It has a settled, family character that is very different from the new towers a few kilometres south on the Expressway, and the work that comes out of it is very different too.

Security and boundaries

Houses on plots mean boundary walls, gates and ground-floor windows, and security comes up at almost every visit. A sound MS main gate for the car porch, a pedestrian gate beside it, and MS window grills on ground and first floors are the basics. Many Palam Vihar houses still have grills from when they were built, and the problem is rarely the design. Getting a gate or grill right

• Measure the opening and the posts: a heavy gate on weak brick pillars will sag whatever the gate is made of.
• Choose the steel section for the size, not the cheapest that looks right.
• Specify the finish: at least primer and enamel paint, powder coat where the budget allows.
• Design out water traps on grills: open-ended tubes and flat ledges hold monsoon water.
• For grills, think about escape: one openable grill per floor is sensible in a house.

Windows: the comfort upgrade

Older Palam Vihar houses mostly have steel or early aluminium windows. Replacing them with aluminium sliding windows or uPVC windows cuts dust, rain leaks and summer heat, and is often done room by room as owners renovate. Where windows sit behind existing grills, measure both at once so the new frame clears the grill and the shutters can be opened for cleaning. Mosquito mesh is usually added in the same job. Roofs, terraces and the stair

With independent houses, the roof belongs to the owner, which makes Palam Vihar one of the easier places in Gurugram to add a polycarbonate terrace shed or an MS pergola. Where a house has been converted into floors, the top-floor owner usually holds the roof, but the others should still be consulted. A shed needs a UV-protected sheet, a slope to a drain and a frame anchored against storms. Inside, a renovation is a good time to replace an old MS stair railing with a staircase railing in SS or glass.

Glass repairs in older homes

Older houses have older glass: plain window panes cracked by a ball or a storm, a glass table top, a fixed panel by the stair. Plain glass replacement and broken toughened glass replacement are quoted from photos on WhatsApp, with no paid visit. Send a photo of the whole pane and one close up of the edge or frame. For a cracked window glass, it also helps to measure the visible pane.
