Rolling shutter stuck halfway in Gurgaon: why it jams and what fixes it
A rolling shutter sticks when its spring has lost tension, a guide rail is bent or blocked, slats have dented and catch, or rust and dust have built up in the channels. A shutter that suddenly feels very heavy has usually lost spring tension, which needs a technician, not more force.

For a shop on Sector 18's market lanes, a godown in Udyog Vihar or a garage in a Gurugram builder floor, a rolling shutter that won't open is a lost morning's trade, and one that won't close is a security problem. Shutters fail in a few predictable ways, and the symptom usually points straight at the part.
What jams a rolling shutter
Spring tension has weakened or a spring has broken
A manual shutter is balanced by torsion springs inside the barrel at the top. When the springs weaken with age, the shutter feels much heavier to lift and falls faster than it should. If a spring breaks, the shutter may refuse to stay up, or go suddenly heavy on one side and jam skewed.
Bent or misaligned guide rails
The side channels guide the slats. A delivery van, a handcart or a car can dent a guide, and the slats catch at that point every time. Loose fixings let a guide lean in or out, so the shutter binds partway.
Dented or misaligned slats
A kicked or hit slat can bulge enough to snag the guide. Slats can also slide sideways along each other, so one end protrudes and jams in the channel.
Rust, dust and grit in the channels
NCR dust storms fill the guides with grit, and the monsoon turns it to paste. Steel guides and slats rust where the paint has worn. The shutter then drags along its whole travel.
Bottom bar or lock out of line
If the bottom bar is bent, or the floor lock or side locks aren't fully released, the shutter stops at the same height each time.
Motor or gearbox (on motorised shutters)
On a motorised shutter, a struggling or humming motor is usually a symptom of a stiff shutter, not the cause. Check the shutter mechanics before blaming the motor.
| Symptom | Likely cause | Typical fix |
|---|---|---|
| Very heavy to lift, drops fast | Spring tension lost | Re-tension or replace springs (technician) |
| Jams at the same height every time | Dent in a guide rail | Straighten or replace the guide |
| Goes up skewed, one side higher | Broken spring or slats shifted | Spring repair; re-align slats |
| Grinds all the way up | Dust, rust in the guides | Clean channels, treat rust, lubricate lightly |
| Won't move at all from closed | Lock engaged or bottom bar bent | Check locks; repair the bottom bar |
Safe checks you can do
- Make sure every lock, padlock and side bolt is fully released.
- Look up each guide rail for dents, loose bolts and grit. Vacuum or brush out the channels.
- Check the slats near where it jams for a bulge or a slat sticking out sideways.
- Lightly lubricate the guide channels with a dry or silicone lubricant, not heavy grease, which collects dust.
- Don't hang on the shutter, jerk it, or leave a shutter that is stuck halfway with people walking under it.
Repair or replace?
Spring re-tensioning, a straightened guide, a replaced bottom bar or a few new slats will get most shutters running again. Replacement makes sense when the slats are rusted through, the barrel is bent, the shutter has been hit hard, or you're refitting the shop front anyway. A new rolling shutter can be specified in galvanised or painted steel, perforated if you want visibility at night, and ready for a motor. If the front is being redone, ACP cladding around the shutter box and aluminium louvers above it are often part of the same job; the ACP cladding shop front guide covers how it fits together. How FabWise handles a stuck shutter
Send a video of the shutter being lifted and where it stops, plus photos of the guide rails and the barrel cover, on WhatsApp. If a visit is needed, it costs ₹99, adjusted against the bill if you go ahead. Shutter repairs and new shutters are quoted after the visit; there's no published rate for this work.
Prevention
Clean the guide channels after dust storms and before the monsoon. Touch up rust on the bottom bar and guides. Open and close the shutter fully every day rather than leaving it half-up, which strains the springs. Keep vehicles and handcarts clear of the guides with a bollard or a kerb if they get hit often.

Common questions
Why is my rolling shutter stuck halfway?
Usually a dent in a guide rail, slats that have shifted sideways, or grit and rust in the channels. If the shutter also feels much heavier than before, the springs have lost tension. Check the locks are released and the guides are clear; anything involving the spring needs a technician.
Why has my shutter become so heavy to lift?
The torsion springs in the barrel have weakened or one has broken, so they no longer balance the shutter's weight. The shutter will also come down faster than it should. Springs must be re-tensioned or replaced by someone trained to do it; never try to adjust them yourself.
Can I oil my rolling shutter to make it smoother?
Use a light dry or silicone lubricant on the guide channels after cleaning them. Heavy oil or grease collects dust and sand and makes the shutter stiffer within weeks in NCR conditions. Lubricating won't fix a spring problem or a dented guide.
Shutter beech mein atak gaya hai, kya karein?
Pehle check karein ki saare lock khule hain aur side ki patti (guide) mein koi dent ya kachra nahi hai. Don't force it or hang on it. If it's very heavy, the spring has likely gone weak. Send a video on WhatsApp and we'll tell you if it needs a spring or a guide repair.
Should I replace an old rolling shutter with a motorised one?
A motor helps with large, heavy shutters used several times a day. But the shutter itself must run freely first; a motor on a stiff shutter burns out. If your shutter is rusted or bent, replacing it with a new motor-ready shutter is the cleaner option.
