Structural glazing leak in Gurgaon: finding where a glass facade lets water in
Structural glazing usually leaks at failed weather-seal silicone between panels, at the junction with the building, or where drainage in the frame is blocked. Water often appears far from where it enters. The fix is finding the entry point with careful testing and re-sealing it properly, not adding sealant everywhere.

Commercial buildings across Gurugram, from Udyog Vihar offices to showrooms on Sohna Road, and Noida's Sector 62 IT blocks, use structural glazing: glass bonded to an aluminium frame so the facade looks flush. When one leaks in the monsoon, water often shows up as a stain on a ceiling tile or a drip at a window sill one floor down, nowhere near the actual gap.
The short answer
Most leaks come from the weather seal, the silicone joint between glass panels or around the facade edge. UV, heat and building movement crack it, or it was applied badly. The structural silicone that holds glass to frame is a separate thing and rarely the leak path, but a failure there is a safety matter.
Where structural glazing leaks
Weather-seal joints between panels
The visible silicone lines between glass panes are the weather seal. They crack, peel away from one side, or were applied too thin. Wind-driven rain is pushed straight through.
Perimeter joints
Where the facade meets the slab, column, ACP or parapet, joints are often more complex and less carefully sealed. They're a common entry point.
Blocked drainage in the frame
Unitised and stick systems have internal drainage channels and weep holes. If they're blocked with dust or sealant, water that gets past the first line can't escape and spills inward.
Openable vents
Top-hung vents in a glazed facade have gaskets that perish and hinges that wear, so the vent doesn't close tight.
Building movement and glass replacement
After a panel is replaced, the new seal may not bond well to old silicone. Movement joints that weren't designed in show up as cracks.

What the building team can check
- Note exactly where and when water appears: which panel, which floor, and in which wind direction.
- From inside, look at accessible silicone joints for cracks, gaps or peeling edges.
- Check opening vents close tightly and their gaskets are intact.
- Look for blocked drainage slots at the bottom of frames where reachable from inside.
Repair or re-glaze?
Most leaks are fixed by cutting out failed weather-seal silicone, cleaning the joint, and resealing with the right primer and silicone, then water-testing. Prevention
Have facade silicone joints inspected every few years, especially on south- and west-facing elevations that take the most sun. Keep frame drainage clear. After any glass replacement, insist the old silicone is fully removed before resealing.
