Sushant Lok Phase 1 is Ansal's plotted colony in Sector 43 of Gurgaon, close to Golf Course Road and a short walk from HUDA City Centre metro (now Millennium City Centre). It is divided into Blocks A, B and C. Block C has the busier commercial pockets, including the Gold Souk area, while Blocks A and B are mostly builder floors and older houses, with some apartment buildings such as Ivy Apartments in Block A. Sushant Lok 2 and 3 lie further south. Being this central to Gurugram, Phase 1 has a high share of rented floors, paying-guest buildings and small offices, and that drives the work.

Security comes first in a rented, central colony

With many floors let to tenants and offices, and constant footfall from the metro, the first question in Sushant Lok is usually security. An MS safety door in front of the main wooden door, MS window grills on ground and first floors, and a lockable gate at the stair entry are standard requests. Landlords converting a floor into separate units often want each unit's entrance secured independently.

A safety door is only as strong as its frame and its fixing into the wall. Older plaster around a door opening can crumble, so the frame should be anchored into sound masonry, and the lock should be one you can service. Mild steel needs primer and paint or powder coat; a safety door facing an open stair takes rain and will rust at the bottom first. These are fabrication jobs quoted after the site visit.

Balconies on narrow streets

The streets in Sushant Lok are narrow and the builder floors are close together, so balconies face each other and the street. Owners redoing them usually choose between three railing types:

On a street where the neighbour's balcony is a few metres away, a fully clear glass railing gives up privacy. Windows, dust and noise

Older floors in Sushant Lok still have their original steel or light aluminium windows, which let in dust from the main roads and noise from the metro and traffic. Replacing them with aluminium sliding windows with better seals, or uPVC, makes a large difference to a front room. Mosquito mesh usually goes in at the same time. If your current windows are hard to slide, it is often the rollers and track, not the whole window.

Parking and the ground floor

Ground-floor owners and buildings with a front setback often add a car parking shed in polycarbonate on an MS frame. It needs a slope that drains away from the house and the road, and a UV-protected sheet. In a builder floor, the front setback and gate are usually shared, so agree it with the other owners first.

Small offices and shops in Block C

The commercial pockets of Sushant Lok house property dealers, clinics, coaching centres and small firms. For them, a frameless fixed glass office partition from ₹350 per sq ft or a cabin with door from ₹400 per sq ft turns one open room into an office with a reception.
