Glass, Railings & Windows on Golf Course Road, Gurgaon

Golf Course Road, named for the DLF Golf and Country Club in Sector 42, is where Gurugram's high-end condominiums are concentrated: DLF's The Magnolias, The Aralias and The Camellias in Sector 42, The Crest, Park Place and Belaire in Sector 54, and many more towers along the Rapid Metro line. The commercial side is newer office towers such as One Horizon Center and Two Horizon Center in Sector 43. Glass and metal work here is mostly residential, and it is shaped by two things: very high expectations of finish, and very firm society rules.

Bathrooms: walk-in showers in large master suites

Master bathrooms in these towers are generous, which is why the L-shape frameless shower enclosure with door is such a common choice. It starts at ₹500 per sq ft. Where the bathroom is wide enough for a walk-in, a fixed frameless shower partition from ₹370 per sq ft does the job with no door hardware at all.

Many flats here are now ten to twenty years old and are being renovated. Two things follow. Old framed enclosures with chalky aluminium and failed seals are coming out, and new tiling is going in. Glass should only be measured once the new tile face is finished, because toughened glass cannot be trimmed after tempering. All our bathroom glass is 10mm Saint-Gobain toughened with SS304 fittings, and the hardware carries a 1 year functional warranty.

Balconies and terraces: what the society allows

This is where Golf Course Road differs most from a builder floor. In a condominium, the facade belongs to the society, and most RWAs restrict anything that changes it: enclosing a balcony in glass, adding an awning, or changing railing colour. Before you plan balcony work, read your society's bye-laws or ask the estate office. Inside the line of the existing facade, there is usually more freedom.

• Replacing a worn railing like for like is usually accepted, and a glass balcony railing or SS balcony railing can often match the approved look.
• Enclosing a balcony with glass or sliding windows is the change most often refused by societies.
• Penthouse and large terrace flats sometimes have more freedom for a pergola or shade structure, but check first.
• Wind loading at height is real; railings on upper floors need sound fixing into the slab, not just into the screed.

Doors to the deck: slide-and-fold and sliding

Large living rooms opening onto wide balconies make slide-and-fold doors and aluminium sliding doors popular upgrades. They change the opening, not the facade line, so they are often easier to clear with an RWA than a balcony enclosure. Dust from Gurgaon's construction and summer storms wears tracks quickly, so pick a system with a good brush seal and sit a mosquito mesh shutter on the inside. These are quoted after the site visit.

Getting material into a tower

At the ₹99 visit we measure the bathroom or opening and the service lift, so a panel is never made that cannot travel. Share your society and tower name when you book, and keep your estate office's rules handy.

The office side of the road

The towers in Sector 43 and the smaller commercial blocks along the road house consultancies, wealth managers and clinics, which ask for glass cabins with a premium finish.
