DLF Phases 1–5 · Gurgaon
Terrace Sheds, Railings & Glass in the DLF Phases, Gurgaon
The DLF Phases are mostly builder floors and independent houses, so the common jobs are terrace sheds, balcony and staircase railings, main gates and bathroom glass. Sheds, railings and gates are quoted after the site visit; a frameless shower partition with door starts at ₹500 per sq ft.

DLF City, the private township DLF began building in Gurgaon in the 1980s, is split into five phases between MG Road, Golf Course Road and Cyber City, at the heart of Gurugram. Phase 1 has Qutub Plaza as its main market and Arjun Marg running through it. Phase 2 sits close to Sikanderpur metro and Cyber City. Phase 3 is dense, with many rented floors near Cyber Hub. Phase 4 has Galleria Market. Phase 5 is different again: condominium towers along Golf Course Road, which we cover on our Golf Course Road page. Phases 1 to 4 are mostly plotted: builder floors of three or four storeys, older kothis, and a stilt car park at the bottom of many newer rebuilds.
Builder floors change the job
A builder floor has no service lift and no facility desk, but it has neighbours above and below who share the roof, the stair and the stilt. That shapes almost every job here.
| Feature of a builder floor | What it means for fabrication |
|---|---|
| Narrow stair, no lift | Every glass panel and steel member is carried up by hand; the stair turn limits panel size |
| Shared roof terrace | A shed or pergola usually needs the other owners' agreement |
| Stilt parking at ground level | Car gates and grilles are shared; a new main gate is a building decision |
| Balconies on the street face | Railings show from the road, so finish and line matter |
| Older kothis being rebuilt | Work often lands in the middle of a renovation, so trades must be sequenced |
Terrace sheds: the most asked-for job on the top floor
The top-floor owner in a DLF Phase builder floor usually has the terrace, and Gurgaon summers make it unusable at midday without shade. A polycarbonate terrace shed on an MS frame is the common answer, with an MS pergola where filtered shade is enough. What matters here: a UV-protected sheet so it does not yellow in two summers, a slope that sends monsoon water to a drain rather than onto a neighbour's balcony, and a frame that is primed and painted or powder coated so it does not rust at the joints. Read terrace shed leaking and polycarbonate sheet yellowing before you choose.
Ground-floor owners with a front setback or stilt parking ask instead for a car parking shed. Either way, sheds are quoted after the ₹99 site visit, because the span, the anchor points and the drainage route decide the steel.
Railings and gates
Balcony railings on older builder floors are often mild steel, painted many times and rusting underneath. Owners replacing them usually choose an SS balcony railing for low maintenance, or a glass balcony railing for an open view of the park. SS304 holds up far better than SS202 in Gurgaon's dust and monsoon. Inside, a staircase railing is often redone during a renovation. A wobbly railing is a safety issue, not a cosmetic one; see railing wobbling.
Main gates in the Phases range from a simple MS swing gate to a heavy ornamental one for a kothi. An MS main gate is designed to the opening, the hinge posts and how often it is used. Gates that drag across the drive usually have dropped hinges or posts that have moved; gate sagging and dragging explains the causes. Railings and gates are priced by the running foot or by design, after the visit.
Bathrooms and windows during a renovation
Many DLF Phase homes are twenty to forty years old, and when a floor is renovated the bathrooms are redone too. Measure glass only after the new tiles are on. A frameless shower partition with door starts at ₹500 per sq ft; in a narrow bathroom, a frameless sliding shower partition from ₹550 per sq ft keeps the door out of the way. Old steel windows are often swapped for aluminium sliding windows or uPVC at the same time, which is easier to do while the walls are open.
The staircase check
At the visit we measure the room and the route to it. A large shower panel or a long railing section that cannot turn the stair landing has to be designed in two pieces before it is made. Toughened glass cannot be cut after tempering, so this is a five-minute check that saves a wasted panel.
The DLF Phases border MG Road, Cyber Hub and Sushant Lok. For pricing context, see the terrace shed cost guide and the SS railing price guide, or terrace sheds and pergolas in Gurgaon. Book a site visit and we will look at the roof, the stair and the room together.

Common questions
Do I need permission for a terrace shed on a DLF Phase builder floor?
In practice, the other owners in the building are the first people to ask, because the roof, its drainage and the view are shared, and objections usually come from there. Check your sale deed for terrace rights too. The shed itself is quoted after the site visit, once the span and drainage are known.
SS304 ya SS202 railing, DLF Phase ke liye kaunsa better hai?
SS304. It resists rust and staining far better than SS202 in Gurgaon's dust and monsoon, which matters on a balcony facing the street. SS202 is cheaper at first but tends to show brown spots within a few seasons. Railings are quoted after the site visit by the running foot.
Can a large glass panel go up a narrow builder-floor staircase?
Only if it can make the turn at the landing. We measure the stair at the site visit as well as the room. If a single panel will not fit, the design is split into two panels before production, since toughened glass cannot be cut after tempering.
How much does a polycarbonate terrace shed cost in DLF Phase 1?
Terrace sheds have no fixed published rate. The price depends on the area, the steel section, the sheet type and thickness, and how the frame is anchored. After the ₹99 site visit you get a written, all-inclusive quote, valid for 3 days. The terrace shed cost guide explains what moves the price.
