Swing gates · Gurgaon & Noida
Main gate sagging and dragging on the floor in Gurgaon: why and how to fix it
A swing gate drags when it has dropped at the latch end: the hinges or hinge pins have worn, the pillar or wall it hangs on has leaned, or the gate frame itself has bent out of square. Worn hinges are a repair; a leaning pillar or twisted frame needs structural work or a new gate.

Every swing gate is a lever. Its whole weight hangs off two or three hinges on one side, and the far end, the latch side, is pulled down by gravity every hour of every day. Over years, something gives. The latch end drops, it starts scraping the driveway, the bolt no longer lines up, and eventually the gate needs to be lifted to close. In Gurugram's independent houses and builder floors, where gates are often wide and heavy, this is one of the most common gate problems.
Find which part has moved
Close the gate and look at the gap along the top between the gate and the pillar, and between the two leaves of a double gate. Then look at the hinges while someone lifts the latch end slightly.
- If the gate moves up and down at the hinges with play you can see, the hinges or pins are worn.
- If the hinges are tight but the whole pillar or post looks out of plumb, the support has leaned.
- If the hinges and pillar are fine but the gate's frame is no longer a rectangle (a diagonal is visibly longer), the gate itself has sagged.
The causes, ranked
Worn hinges and hinge pins
Pin hinges on MS gates wear oval with years of swinging, especially without grease and with dust in the joint. A millimetre of wear at the hinge becomes several centimetres of drop at the latch end of a wide gate.
A pillar or post that has leaned
Brick pillars with no steel inside, a steel post set in a shallow footing, or a pillar on ground that has settled after the monsoon all lean slowly toward the weight of the gate. The hinges stay tight but the whole gate tips.
Hinge fixings pulled loose
Hinges fixed with anchor bolts into brick, rather than welded to a plate cast into the pillar, can work loose. You'll see cracks around the fixings or the hinge plate moving.
The gate frame has dropped
A gate made from light section without a diagonal brace, or with heavy infill sheet, slowly racks out of square. Rust at the bottom corners speeds this up.
The floor has risen
Sometimes the gate hasn't moved at all: new tiles, a re-laid driveway or a raised road level has closed the gap underneath.
| Check | Points to | Usual fix |
|---|---|---|
| Play at the hinges when lifting | Worn hinge pins | Replace hinges, re-hang the gate |
| Pillar out of plumb | Leaning pillar or post | Rebuild or reinforce the support |
| Cracks around hinge bolts | Fixings pulled loose | New hinge plates, properly anchored |
| Frame no longer square | Gate racked or rusted at corners | Add bracing, repair, or a new gate |
| Gate unchanged, floor higher | New flooring or driveway | Raise the gate or trim the bottom |
What you can do safely
- Grease the hinge pins if they're greasable, and clear dust from them.
- Tighten any loose hinge bolts you can reach, but don't hammer or lever the gate.
- Prop the gate open on a block rather than letting it hang, until it's repaired, to take load off the hinges.
- Don't try to lift a heavy gate off its hinges yourself.
Repair, or a new gate?
New hinges and re-hanging fix a gate whose frame is still square and whose pillar is sound. Adding a diagonal brace or a wheel under the latch end helps a wide leaf. If the pillar has leaned, it must be fixed first or any new gate will drop again. A new MS main gate makes sense when the frame is rusted at the corners, has racked badly, or you're redoing the entrance anyway; it can be made with heavier hinges, a welded hinge plate and bracing. Where the driveway is short or the gate is very wide, a sliding gate takes the weight off the hinges entirely. See the main gate design guide and the MS gate price guide.
How FabWise handles a sagging gate
On WhatsApp, send a photo of the whole gate closed, close-ups of each hinge, and a short video of the gate opening and closing. If it needs a visit, that's ₹99, adjusted against the bill if you go ahead. Gate work is quoted after the visit; there's no published rate.
Keeping a gate from sagging
Grease the hinges twice a year, before summer and after the monsoon. Don't let children swing on the gate. Keep the bottom corners painted so rust doesn't weaken the frame, as covered in gate and grill rusting. If you have a slider with similar trouble, see sliding gate stuck.
Browse the metal fabrication catalogue, or see metal fabrication in Gurgaon. Send a photo of the hinges on WhatsApp and we'll tell you what's moved.
Common questions
Why is my main gate touching the floor?
The latch end has dropped. Usually the hinges have worn, the pillar has leaned, or the gate frame has sagged out of square. Sometimes the floor has been raised with new tiles or paving. Check for play at the hinges and whether the pillar is upright to find out which.
Can a sagging gate be fixed without replacing it?
Usually yes, if the gate frame is square and not badly rusted. New hinges, re-hanging, a diagonal brace or a support wheel at the latch end fix most sagging gates. If the pillar has leaned, it must be repaired first. A new gate makes sense when the frame itself has racked or rusted through.
Should I add a wheel under my heavy gate?
A support wheel under the latch end of a wide leaf takes load off the hinges and stops dragging, but it needs a smooth, level surface across the whole swing. On rough or sloping driveways it can catch. It's often a good addition when a gate is re-hung.
Gate neeche zameen se ghisat raha hai, kya karein?
Check the hinges first. If there's play when you lift the gate, the hinges are worn and need replacing. If the pillar is tilted, it needs repair. Send a photo of the hinges and the gate closed on WhatsApp and we'll tell you whether it's a hinge job or a bigger fix.
