Terrace shed leaking in the rain in Gurgaon: finding the leak and fixing it
Most terrace shed leaks come from four places: the joint where the shed meets the wall, overlaps or joints between sheets, screw holes with perished washers, and a roof with too little slope so water ponds. Fix the flashing and seals first; a shed with the wrong slope or failing sheets needs rebuilding.

Terrace sheds are everywhere on Gurugram's builder floors and Noida's top-floor flats: polycarbonate or metal sheeting on a steel frame, keeping the sun off a terrace that would otherwise hit 45°C. Then the monsoon arrives, and the drip starts, usually right over the spot where you put the sofa. The leak is rarely where the water lands, so tracing it back is the first job.
Leak points, most likely first
The wall joint (flashing)
Where a lean-to shed meets the wall, water running down the wall gets behind the top edge of the sheets. If there's no proper flashing, or the sealant along the joint has cracked in the summer heat, this joint leaks first and worst.
Sheet overlaps and joining profiles
Polycarbonate sheets are joined with H-profiles or by overlapping; metal sheets overlap by a rib. If the overlap is short, faces the wrong way to the wind, or the joining profile's gasket has perished, rain is driven sideways through the joint.
Screw holes and perished washers
Each fixing screw goes through the sheet. It should have an EPDM sealing washer, and in polycarbonate an oversized hole so the sheet can expand. Washers harden and crack in the sun; screws over-tightened crack the sheet around them; holes drilled tight let the sheet split as it expands.
Too little slope, so water ponds
A shed roof needs a fall so water runs off. If it's nearly flat, or the frame has sagged between supports, water ponds and finds every tiny gap. Ponding also adds weight and speeds up sagging.
Open sheet ends and failed sealing tape
Multiwall polycarbonate has hollow channels. The top end should be sealed with an anti-dust tape and the bottom with a vented tape, then capped. Failed tape lets water and dirt into the flutes, which then drip or go green.
Gutter overflow
If the gutter at the low edge is blocked or too small, water backs up under the sheet edge. NCR's dust storms fill gutters with silt right before the rains.

What you can check from the ground
- On a dry day, run a hose gently on one section of the roof at a time while someone watches underneath. Start at the low edge and work up; the first section that drips is the leak.
- Look along the wall joint from below for gaps, cracked sealant or daylight.
- Clear the gutter and downpipe from a ladder only if it's safe and the shed edge is reachable. Don't stand or walk on the sheets; polycarbonate and thin metal sheet won't take a person's weight between supports.
- Look for sagging between the frame members, which shows as a dip where water collects.
Repair, or rebuild the shed?
New flashing, fresh seals, replacement washers and a cleaned gutter fix most leaks in a shed that has proper slope. Rebuilding is the better answer when the roof is too flat, the frame has sagged, the polycarbonate has yellowed and gone brittle (see polycarbonate sheet yellowing), or the shed was put up with no gutter. Prevention

Why is my polycarbonate shed leaking?
The commonest sources are the joint along the wall, the joints between sheets, and screw holes where the sealing washers have perished or the sheet has cracked. A roof with too little slope also leaks because water ponds. Hose one section at a time from the low edge up to find the exact spot.
Can I seal a leaking terrace shed with silicone?
Silicone can close a small gap at the wall joint, but it doesn't fix cracked sheets, perished washers or a roof that ponds. On polycarbonate, use a sealant that's compatible with it; some solvent-based sealants damage the sheet. Proper flashing along the wall lasts much longer than a bead of sealant.
What slope should a terrace shed roof have?
Enough for water to run off quickly, not pond. Manufacturers of polycarbonate sheet generally recommend a minimum pitch of a few degrees, and more is better in heavy rain. The exact figure depends on the sheet type and length. A nearly flat shed will leak at every joint.
