Terrace sheds, pergolas and canopies in Delhi

A Delhi terrace is a summer furnace and a winter sun deck, and the top-floor owner of a builder floor usually wants to use it year round. A shed or pergola makes that possible. But Delhi's weather is extreme in both directions, and the question that matters most is not the colour of the sheet: it is whether the frame will hold when a May dust storm hits at 70 km/h. Wind

Pre-monsoon storms in Delhi can tear loose sheets and lift a lightly built frame. A shed roof acts like a wing: wind blowing under it pushes up. That is why the frame is anchored into the roof slab or parapet with proper fasteners, the sheet is fixed with the right number of screws per purlin, and the open sides are considered at design time.

Heat

Before you build: rules for a covered terrace in Delhi

Covering a terrace raises questions that a fixed partition does not. In builder floors, the terrace is often owned by the top-floor buyer while the roof slab and water tanks serve everyone, so the other owners should agree. Municipal building rules treat permanent covered structures on a roof differently from open pergolas, and a fully enclosed room is a very different matter from a removable sheet. DDA flats have their own rules on rooftop structures. Check with your RWA and, if in doubt, an architect, before ordering. A pergola or a light shed that leaves the sides open is generally the simplest to keep within the rules.

• Agree with the other owners if the terrace or roof is shared.
• Keep access to the water tanks and solar panels clear.
• Plan where rainwater will go: a gutter that overflows onto a neighbour's balcony starts disputes.
• Check the parapet or slab can carry the fixing.
