Okhla Industrial Area spreads across Phases I, II and III in south-east Delhi. Steel in an industrial setting faces rain, dust and sometimes fumes from processing. Mild steel needs primer and paint at the least; for exposed members, powder coating or hot-dip galvanising lasts longer. Specifying the finish properly at the start costs far less than repainting a gate every year.

Phase III in particular has many plots run as offices, and even working factories need a manager's cabin and a meeting room.
