Terrace Sheds & Pergolas in DLF Phases 1 to 5, Gurgaon
In the DLF Phases, a terrace shed sits on a roof shared with the floors below, among water tanks, solar panels and rain outlets. A polycarbonate shed or MS pergola is designed around all three and quoted after a ₹99 site visit; there is no fixed rate.

A terrace shed in the DLF Phases of Gurgaon is rarely built on an empty roof. On a typical three- or four-storey builder floor in Phases 1 to 4, from the lanes around Qutub Plaza and Arjun Marg to the streets behind Galleria Market, the top terrace already carries overhead water tanks for each floor, perhaps a solar water heater, dish antennas and the rain-water outlets that drain the whole building. The top-floor owner usually holds terrace rights, but the floors below depend on that roof. A good shed in this part of Gurugram is planned around all of it.
Mapping the roof before designing the shed
- Water tanks. Leave room to reach the lids and valves; a plumber will need it in summer.
- Rain outlets. The shed must send water to them, not to a neighbour's balcony or the street.
- The waterproofing. Every column base drilled into the roof slab is a potential leak into the flat below unless it is sealed properly.
- Solar panels. A shed upwind or to the south can shade them for half the day.
- The parapet. Low or cracked parapets are a poor anchor for a frame that will catch wind.

Choosing between the first two comes down to the monsoon. A polycarbonate sheet keeps rain off but holds heat if it is closed on all sides, so leave the sides open or vented. Storm season on a Gurgaon roof
May and June bring sudden dust storms with strong gusts, and a shed on a third-floor roof catches all of it. The frame needs anchor bolts into the slab or beams, not into the parapet plaster; sheets need enough fixings and proper washers; and the slope must handle a monsoon downpour without overflowing the gutter. Agreeing it with the other owners
Objections in the DLF Phases usually come from inside the building, not the authorities: a downstairs owner worried about leaks, or a neighbour about their view. Share the design before ordering, check your sale deed for terrace rights, and agree where the water will go. A written note between owners saves a dispute later.
Getting steel up a builder-floor stair
There is no lift. Frame members are cut to lengths that turn the stair landings, then joined on the roof. The ₹99 visit, usually within 24 to 48 hours, measures the roof and the stair together. A written quote follows within about 2 hours, valid for 3 days, and fabrication starts on the 50% advance.

Common questions
Will drilling for a terrace shed cause leaks in the flat below?
Not if each column base is sealed properly into the waterproofing. Anchor bolts go into the slab or beams, and the holes and base plates are sealed so water cannot follow the bolts down. It is worth asking the downstairs owner to check their ceiling after the first heavy rain.
Who owns the terrace in a DLF Phase builder floor?
Usually the top-floor owner holds terrace rights, but it depends on your sale deed. Even with the rights, the roof protects the floors below and carries their tanks, so agreeing the shed and its drainage with the other owners first avoids disputes later.
Chhat pe shed lagane ke baad garmi badh jaati hai kya?
It can, if the shed is closed on all sides and the sheet has no UV protection. Leave the sides open or vented, choose a UV-protected sheet, and keep enough height under the roof. A pergola stays cooler but gives no rain cover. Both are quoted after the site visit.
