1. Count every run: front balcony, rear balcony, stair and roof, with returns.
2. Check whether the balcony slab edge is sound where the old railing's posts were cut out.
3. For the stair, get the other owners' agreement and pick a day it can be closed.
4. Decide on a handrail profile; round tube is friendlier for older family members.
