Glass & Fabrication on Golf Course Extension Road, Gurgaon

Golf Course Extension Road runs south-west from the end of Golf Course Road through Sectors 58 to 67 of Gurgaon, towards the Southern Peripheral Road and Sohna Road. It is a wide, six-lane sector road lined with large group-housing projects, among them Ireo The Grand Arch in Sector 58, Emaar Amaris in Sector 62, M3M Golf Estate in Sector 65, Emaar Palm Drive in Sector 66 and Ireo The Corridors in Sector 67A. Between them, as in much of new Gurugram, come shop-cum-office (SCO) plots and new commercial blocks. Glass and fabrication work here is mostly first fit-out of homes and shops that are still settling in.

Homes: fit-out after handover

Developers hand over flats with bathrooms tiled but no shower glass, balcony doors without mesh, and windows that are whatever the project specified. The first months after possession are when owners add what is missing. Because walls in a recently built tower are usually straight and plumb, frameless glass is the natural choice in the bathroom.

• A frameless sliding shower partition from ₹550 per sq ft suits the narrower secondary bathrooms where a hinged door would hit the basin or WC.
• A frameless shower partition with door from ₹500 per sq ft is the default for a standard wall-to-wall shower area.
• Mosquito mesh on balcony sliding doors and bedroom windows is the first thing most families ask for before the monsoon.
• uPVC windows are a common upgrade where the original windows let in road noise and dust from ongoing construction nearby.

Mesh, windows and doors have no published rate; they are quoted after the site visit once the openings are measured. Bathroom glass uses 10mm Saint-Gobain toughened glass with SS304 fittings and a 1 year functional warranty on hardware.

Measure after tiling, not before

This catches out many new owners. The finished tile face, not the bare wall, sets the glass size, and toughened glass cannot be cut once tempered. If the bathroom is still being re-tiled, book the ₹99 visit for the week the tiler finishes. Glass generally takes 7 to 10 days to produce after the advance, so it slots in neatly before move-in.

Society rules for windows and balconies

These are large managed societies with active facility teams. Replacing windows or adding external mesh usually needs the estate office's sign-off so the facade stays uniform, and frame colour is often specified. Inside-mounted mesh and shower glass usually only need a gate pass and a lift booking. Ask the estate office early and share the rules with us at the visit.

Shops and offices in the SCO blocks

SCO plots are low-rise buildings with shops on the ground floor and offices above, sold as individual plots, so each owner fits out their own frontage. That makes Golf Course Extension Road one of the busier parts of Gurgaon for new shop fronts. The usual package is a toughened glass shop front with door from ₹500 per sq ft, ACP cladding around it for the fascia and signage, and a rolling shutter for security. Upper floors take glass cabins; a frameless fixed glass office partition starts at ₹350 per sq ft.

Order matters on a new SCO unit. The ACP frame and shutter guides need to be planned around the glazing line, so ask for all three on one visit. It is one measurement and one quote instead of three contractors working around each other.

Dust, heat and the monsoon

Much of this corridor is still under construction, and the dust is relentless. It grinds into sliding-door tracks and shower slider rollers, which is why sliding windows become hard to slide here sooner than in older sectors. West-facing glass also takes a lot of afternoon heat in summer. When monsoon storms arrive, badly sealed frames show up as windows leaking rain water. Good sealing and the right track profile matter more than the brand on the frame.
