Sectors 21, 22, 23 and 23A sit in the north of Gurugram, between Palam Vihar and the Delhi border, with Carterpuri and the Dwarka Expressway close by and IGI Airport within easy reach. They are plotted HUDA sectors of independent houses and large builder floors, many with three to five bedrooms. Residents here tend to look towards Delhi, Dwarka and the airport rather than Cyber City. Noise: why windows come first here

Being this close to the airport, parts of these sectors hear aircraft overhead, on top of traffic on the main roads to Delhi and the Expressway. Old single-glazed windows with loose sashes let most of that in. Replacing them is the most common upgrade in an older house here, and the frame is only half of it; the glass and the seals do most of the work against sound.

Big floors, re-done bathrooms

Builder floors here are often generous, with three or four bathrooms on a floor. When an owner renovates, the old shower curtain or framed cubicle usually gives way to frameless glass. A frameless shower partition with door starts at ₹500 per sq ft, and in a larger bathroom an L-shape frameless shower enclosure with door from ₹500 per sq ft closes off a corner. Both use 10mm Saint-Gobain toughened glass with SS304 fittings and a 1 year functional warranty on hardware. On a rented floor, a fixed panel with no door is the low-maintenance option.

These are plotted sectors, so there is no tower fit-out permit to wait for. What needs planning is parking for the delivery vehicle on a residential street and, on a rented floor, access through the tenant. Common questions

Do uPVC windows really reduce aircraft noise in Sector 22 or 23?

They reduce it noticeably, but they do not remove it. Most of the improvement comes from a well-sealed frame and double-glazed glass, and from fixing the gaps around the frame. A casement window seals better than a slider. We look at which rooms face the noise at the site visit and suggest where the upgrade is worth it.

What does a shower partition cost in a Sector 21 builder floor?

Shower glass is priced per sq ft. A frameless partition with door starts at ₹500 per sq ft, an L-shape enclosure with door at ₹500 per sq ft, and a fixed panel at ₹370 per sq ft. The site visit measures each bathroom, and the written quotation is all-inclusive for the agreed scope.

Can you replace windows in a rented floor while tenants live there?

Yes, it is commonly done room by room so the floor stays usable. Each opening is taken out, and the new frame is fitted and sealed before we move to the next room. Agree access times with the tenant in advance; we plan the work around them.

Purani khidkiyon mein sirf rubber badalne se kaam chalega?

Sometimes. If the frame is straight and the sash still closes properly, new EPDM gaskets can cut draughts and some noise for little cost. If the frame is warped, rusted or the sash rattles, new gaskets will not fix it, and a replacement window is the real answer.
