Sheds, Railings & Glass for Builder Floors in Sector 21, Faridabad

Sector 21, split into 21A, 21B, 21C and 21D, sits between Badkhal and Mathura Road, close to Badkhal Mor metro station and the Asian Institute of Medical Sciences. It is one of Faridabad's sought-after plotted sectors, with large kothis on the main roads and a growing share of builder floors, where one plot has been rebuilt as three or four separately owned flats. Who owns what in a builder floor

Before any fabrication on a builder floor, it helps to be clear about which parts belong to whom. Disagreements usually come from the shared parts, not the flats.

Anything on the shared parts, or anything that changes the front elevation, is best agreed with the other owners in writing before we measure. It avoids a half-built shed becoming a dispute.

Parking sheds at the front

Plots here usually park cars in the front setback or the stilt. A car parking shed shields cars from sun and bird droppings, and the key questions are where its posts can stand without blocking a door, whether it can be fixed to the building, and where its rainwater goes. Balcony railings on newer floors

Newer builder floors in the 21 sectors favour clean balcony fronts. A glass balcony railing uses toughened or laminated glass in a base channel or on spigots, while an SS balcony railing is lighter on the slab and easy to maintain. The top floor's terrace

The top-floor owner often has the roof, and a polycarbonate terrace shed over part of it creates a usable room-sized space. The sheet should be UV-protected, the frame needs a fall towards a gutter, and the fixings into the roof slab must not break the waterproofing below, or the flat underneath pays for it. Bathrooms in a freshly built floor

Newly rebuilt floors usually have larger bathrooms with room for a corner shower.
