Balcony door leaking in rain in Gurgaon: where the water gets in and how to stop it
A balcony sliding door usually leaks because the balcony floor drains toward the door, the door track's drainage slots are blocked, or the seal under the frame has failed. Clearing the track drains helps; a balcony that sends water at the door needs the threshold or floor slope corrected.

A balcony door takes far more water than a window. It sits at floor level, the balcony in front of it collects every drop of driving rain, and in many Gurugram and Noida towers the balcony floor was finished almost flat. During a heavy July downpour the water has two choices: the balcony drain, or under your door.
The short answer
Watch where the water enters. Through the track and over the inner lip means blocked drainage or a track that's too shallow for the exposure. From under the frame means the sill seal or the joint with the floor has failed. Across the whole width at once means the balcony is sending water at the door, and the threshold or floor slope is the real fix.
The usual causes
A balcony that slopes toward the door
This is the most common and least obvious cause. Tiles laid flat, or with a slight fall toward the room, mean water pools against the door frame in heavy rain. No seal holds back standing water for long. Pour a bucket of water on the balcony floor on a dry day and watch which way it runs.
Blocked balcony drain
Leaves, dust and plant soil block the balcony's floor trap, and the balcony fills like a shallow tank. The door becomes the overflow.
Blocked track drainage
Door tracks, like window tracks, have weep holes that let water out to the outside. Dust storms fill them before the monsoon arrives, so the track overflows inward.
Failed seal under the frame
The bottom of the door frame is bedded in sealant on the floor or on a marble threshold. If that was skipped, or has cracked, water runs under the frame and appears on the inside floor or soaks the skirting.
Worn interlock and bottom brushes
Wind-driven rain on high floors is pushed through worn brush seals at the meeting point of the shutters and along the bottom rail.
| Where water appears | Likely cause | Fix |
|---|---|---|
| Track fills and spills over inner lip | Blocked weep holes, shallow track | Clear drains; high-rise track or raised sill |
| Under the frame, onto the room floor | Failed bedding sealant | Lift and re-bed or re-seal the frame |
| Across the full width in heavy rain | Balcony floor sloping toward door | Correct slope or add a raised threshold |
| At the shutter meeting point | Worn interlock brushes | Replace brush seals and interlock caps |
| Only when the balcony floods | Blocked balcony floor drain | Clear and guard the drain |
Checks you can do
- Clear the balcony floor drain and put a mesh guard on it before the monsoon.
- Find the slots on the outer face of the door track and clear them with a thin wire, then pour water into the track to test.
- Do the bucket test on the balcony floor to see which way water runs.
- Look at the joint between the frame and the floor from inside for gaps or cracked sealant.
Repair or replace?
Clearing drains and re-sealing are first-line repairs. If the door is an old light section with a flat track, and the balcony faces the prevailing rain, a new aluminium sliding door with a high-performance track and a raised inner upstand is often the only lasting answer. For wide openings, a slide and fold door needs an especially well-designed threshold. Read uPVC vs aluminium windows in Gurgaon, since the same trade-offs apply to doors, and the glossary entry on EPDM gaskets.
How FabWise deals with it
Send a video of the door in rain or while you pour water on the balcony, and photos of the track and the floor joint, on WhatsApp. We'll tell you whether it's drainage, sealing, slope or the door itself. If a visit is useful it's ₹99 in our Delhi NCR cities, adjusted against the bill, and door work is quoted in writing after the visit.
Before next monsoon
Do the drain-and-track clean in late May, after the dust storms and before the rain. Keep potted plants off the drain and away from the door track. If you're tiling a balcony, insist on a clear fall toward the drain.
If the window beside the door leaks too, see window leaking rain water. For a stiff or derailed door, read sliding door off track; for a uPVC door that has sunk, see uPVC door dropping. More options are on windows and doors in Greater Noida and the windows and doors catalogue.
Common questions
Why does rain come in under my balcony sliding door?
Usually because the balcony floor slopes toward the door, the balcony drain is blocked, or the drainage slots in the door track are clogged. Less often, the sealant under the frame has failed. Pour water on the balcony and watch where it goes to find which.
Can silicone stop a balcony door leak?
It helps only where the frame-to-floor joint has failed. Smearing silicone across the track or its drainage slots blocks the water's exit and makes leaks worse. Sealing has to leave the track free to drain outward, and old cracked sealant must be cut out before new goes in.
Should a balcony floor slope away from the door?
Yes. A balcony should fall toward its floor drain or outer edge so water never stands against the door. Flat or reverse-sloped balconies are a common cause of door leaks in NCR flats and may need a raised threshold if re-tiling isn't possible.
Balcony ke darwaze se baarish ka paani andar aata hai, kya karein?
First clean the balcony drain and the small holes on the outer side of the door track. If water still comes in across the whole width, the balcony floor probably slopes toward the door. Send a video on WhatsApp and we'll tell you the right fix.
Do you fix leaking balcony doors in high-rise flats?
Yes, in Gurugram, Noida and the rest of our Delhi NCR cities. High floors take wind-driven rain, so the fix may include better brush seals or a higher track. Send photos first; a site visit, if needed, is ₹99, adjusted against the bill.
