In the old HUDA plotted streets of Sectors 14 and 15, Gurugram, a rebuild turns one family's staircase into a shared one. Four households, their guests, delivery riders and children all use the same flight, often every day for years. That is why railing work in Sectors 14 and 15 starts with the stair, then moves outward to the front balconies that face the road and up to the roof.

The common stair takes the most use

A shared stair in a stilt-plus-four building climbs five levels with a turn at each landing. A staircase railing here should have a handrail that runs without breaks round every turn, balusters spaced so a child cannot slip through, and posts fixed into the stair's concrete waist rather than into the edge of the tile. Who pays is the first question to settle: most floor owners split the common stair railing, while each owner pays for their own balcony.

Side-fixed or top-fixed?

On a narrow stair, fixing the posts to the side face of the flight saves a few inches of tread width. Top-fixed posts are simpler but sit on the tread itself. Both need sound concrete; a post screwed into a thin tile edge is how a handrail comes loose within a year.

Front balconies: matching the elevation

Every floor of a rebuilt house usually has a balcony on the street side, and those railings are the most visible part of the front. Owners commonly choose one of three:

The roof edge nobody plans for

On a rebuilt plot the roof is often used for water tanks, a solar panel and drying clothes, and in many houses the parapet is lower than a safe guard height. A simple railing on top of the parapet, or an MS railing around a roof stair opening, closes that gap. It is cheap compared with the rest of the build and easy to forget until the top floor is occupied.

Before the measuring visit

  1. Finish the stair and balcony flooring, or at least fix the finished floor level, since railing height is measured from it.
  2. Agree which railings are shared and which belong to each floor.
  3. Decide whether the front should match the gate or contrast with it.

Common questions

Who pays for the staircase railing in a shared builder floor in Sector 14?

That is for the owners to agree, but the common pattern is that the shared stair railing is split between all floors, while each owner pays for their own balcony railings. We can quote the stair and each balcony as separate lines in one quotation, which makes the split easy to settle.

Is SS 202 good enough for a road-facing balcony?

It is cheaper, but on an open balcony exposed to dust and rain, SS 202 is more prone to brown rust spots than SS 304. For anything outdoors, SS 304 is the safer choice. Indoors, on a stair away from water, the difference matters less.

Can a railing be fitted after the stair is tiled?

Yes. Posts are fixed with anchors drilled through the tile into the concrete below, or to the side face of the flight. The tile around each hole is drilled carefully to avoid cracks. Fixing to concrete, not just tile, is what keeps the railing firm.

Chhat ki diwar choti hai, railing lagwa sakte hain kya?

Yes. A railing can be fixed on top of a low parapet to bring the edge up to a safe height, in MS or SS. It is measured in running feet along the roof edge and quoted after the visit, usually together with the stair and balcony railings.
