Fabrication for Rebuilt Houses in Sectors 14 & 15, Gurgaon

Sectors 14 and 15 are old HUDA plotted sectors where houses are being rebuilt as stilt-plus-floors. Each rebuild needs a main gate, grills, railings, a shower cubicle on every floor and new windows. Glass has rates (shower partitions from ₹370 per sq ft); metal is quoted after a site visit.

Painted mild steel main gate across the stilt parking of a rebuilt house

Sectors 14 and 15 are two of the original HUDA (now HSVP) sectors of Gurugram, laid out close to the old town and the Old Delhi–Gurgaon Road, with MG Road and NH-48 a short drive away. They are plotted sectors: independent houses on individual plots, a busy HUDA market in Sector 14 with boutiques, grocers, florists and gift shops, and Sector 15 split into Part 1 and Part 2. For fabrication work in Sectors 14 and 15, Gurgaon, the single biggest driver is the rebuild. Houses built a generation ago are being knocked down and replaced by stilt parking with three or four independent floors above, and every one of those floors needs its own glass and metal.

A rebuild is one fabrication package, not five jobs

When a plot goes from one family house to four separately sold or rented floors, the fabrication list multiplies. Most owners and small builders here end up needing the same set of items, and it is cheaper in time and coordination to measure them together while the structure is still open.

Toughened glass cannot be cut or drilled once it is tempered, so bathroom glass is measured only after the tiles and the floor slope are done. Metal and windows can be measured earlier from the finished openings. Planning both in one visit avoids a second round of measurement and keeps the elevation consistent.

The stilt gate is the hardest-working item on the plot

With stilt parking, the main gate becomes the front wall of the house. It is wide, it is opened by four households' cars, and it sits in the open all year. A swing gate needs clear space in front to open; where the road side is narrow, an MS sliding gate on a bottom track saves that space. Either way, primer plus paint or powder coating is what keeps it from going the way of the rusting gates and grills common on older houses here.

Shared floors, shared decisions

On a plot split between several owners, the gate, the staircase railing and the front elevation are shared. Agree the design among the floor owners before the visit; it saves a revised quotation later, and quotations are valid for 3 days.

The Sector 14 market side

The market is a different job altogether. Small shops here run on a rolling shutter at night and a glass front by day, and a toughened glass shop front with door starts at ₹500 per sq ft. A shop front door that slams or drags is usually a floor spring problem rather than a glass problem; see shop front door slamming. Market work is planned around trading hours, since a shop cannot be left open overnight.

How a job here usually runs

  1. Book a site visit for ₹99, adjusted against the final bill if you go ahead.
  2. We measure every opening on the plot and note what can be done now and what waits for tiling.
  3. You get one written, all-inclusive quotation, usually within about 2 hours of the visit.
  4. Fabrication starts after the 50% advance; toughened glass generally takes 7 to 10 days.

Common questions

We are rebuilding our house in Sector 15. When should we call for gates and railings?

Once the structure and plaster are done. Openings for windows, grills and railings are final at that stage, so measurements will not change. Bathroom glass waits until the tiles and floor slope are finished, because toughened glass cannot be cut after it is made. One visit can plan both.

Should a stilt parking gate be sliding or swing in Sector 14?

It depends on the space in front. A swing gate needs room to open outwards or inwards, which a car parked inside may block. A sliding gate runs along the boundary wall on a bottom track and suits narrow roads. We look at the road width, the wall length and the floor level at the site visit.

How much does a shower partition cost for each floor of a builder floor?

Glass is priced per sq ft. A fixed frameless shower partition starts at ₹370 per sq ft, so a 3 by 7 ft panel works out to about ₹7,770. A frameless partition with door starts at ₹500 per sq ft. Each floor's bathroom is measured separately, since sizes rarely match exactly.

Purane ghar ki grill ko naye floor par dobara laga sakte hain?

Usually not well. Old grills were made for the old window sizes and are often rusted at the joints and fixings. New openings on a rebuilt floor are rarely the same size. It is normally cleaner to make new MS grills to the new openings, primed and painted or powder coated, and quoted after the visit.
