Door closer leaking oil in Gurgaon: why it happens and what replaces it
An overhead door closer that leaks oil has a failed internal seal, and it can't be refilled or resealed on site. Once the oil goes, the door slams or stops closing. The fix is a new closer of the right size for the door's weight and width, fitted and set for closing and latching speed.

Overhead closer or floor spring: which do you have?
Look up first. An overhead door closer is the box on the top of the door or the frame, with an arm folding out to the other side. It's common on aluminium-framed office cabin doors, fire exits, stair doors, wooden doors and many society lobby doors. A frameless glass door, by contrast, usually closes on a floor spring hidden under the floor. If your oil is on the floor at the hinge side of a frameless door, read floor spring leaking oil instead. A hydraulic door closer works by pushing oil through small valves as a spring closes the door. The oil is what controls the speed. Lose it, and you lose control.
Why door closers start leaking, most common first
The seals have aged out
Every closer has rubber seals around its piston and spindle. After a few years of cycles they harden and let oil past. A greasy streak down the closer body or the door face, and a small oily patch on the floor below, are the giveaways.
The door is being held open by force
A wedge under the door, a chair against it or a cord tied to the arm forces the closer to hold against its own spring. That spikes the oil pressure, and seals that would have lasted years blow out in weeks. It's very common on Gurugram office floors in summer when people prop doors for airflow.
The closer is too small for the door
Closers come in power sizes for different door widths and weights. A light unit on a heavy aluminium-and-glass door or a wide entrance door works at its limit every cycle and wears out early. Wind on an external door makes it worse.
A valve unscrewed too far
The adjustment valves on the closer body regulate speed. Unscrew one too far while trying to speed up a door and oil can leak straight out of the valve seat.
Heat and sun
A closer on an external door or a terrace door that faces the afternoon sun in an NCR summer runs hot, thins its oil and ages its seals faster.

Safe checks before you call
- Look for oil on the closer body, the door face below it and the floor.
- Open the door fully and let go. Does it slam, close slowly, or not close at all?
- Check whether the door is regularly wedged or tied open.
- Note the door's material and width, and whether it's internal or external.
Can a leaking door closer be repaired?
Not in any useful way. Closers are sealed units, and topping up or resealing on site doesn't restore the pressure. What can be done is replacing it with a correctly sized closer, fitted on the same or new mounting holes, with the arm set at the right geometry and both closing speed and latching speed adjusted. If the door has to stay open in normal use, a closer with a hold-open arm avoids the forced-open problem.

Common questions
Can I refill oil in a leaking door closer?
No. Overhead closers are sealed hydraulic units with no refill point, and topping up through a valve doesn't restore the seals or the pressure. Once a closer leaks, the reliable fix is a correctly sized replacement, set for closing and latching speed.
Why does my new door closer keep leaking?
Usually because the door is being wedged or tied open, which forces oil past the seals, or because the closer is too small for the door's weight or the wind it faces. A bigger power size or a closer with a hold-open arm solves both.
Is a door closer the same as a floor spring?
Both control a closing door with hydraulic oil, but a closer is mounted on top of the door with an arm, while a floor spring sits hidden in the floor under a frameless glass door. They leak for similar reasons, but they're different parts and different jobs.
