Replacing Windows and Balcony Doors in Dwarka Society Flats
In Dwarka, most window jobs are replacements in 20-to-30-year-old CGHS and DDA flats. Pick uPVC where aircraft or sector-road noise is the problem and aluminium where you want slim frames on a budget-sensitive facade; add mesh on the same track. Both are quoted after a ₹99 site visit.

Window replacement in Dwarka is rarely about one broken pane. It is usually a whole flat at once: every opening fitted when the society was handed over, now with tired rollers, gaps at the interlock and glass that does little against the noise from the airport approach or a busy sector road. This page goes past the overview on our Dwarka area page and looks at how a full window change runs in a Dwarka society flat, room by room.
Which side of the flat faces the noise?
Dwarka's sectors sit close to IGI Airport, and some lie under the landing and take-off paths. Others face wide sector roads or the Dwarka Expressway side. The same flat can have a quiet courtyard face and a loud road face, and it is worth spending differently on each. Bedrooms on the noisy side justify a sealed frame with better glass; a kitchen window onto the inner courtyard often does not.
| Style | Why it suits a Dwarka flat | Price |
|---|---|---|
| uPVC window | Multi-chamber frame and compression gaskets cut noise leaking around the sash, the main path for aircraft sound | Quoted after visit |
| Aluminium sliding window | Slim sightlines that match the existing facade; good where the society wants a uniform look | Quoted after visit |
| Aluminium sliding door | Balcony openings in CGHS flats are wide; a two- or three-track door keeps the mesh panel on its own track | Quoted after visit |
| Mosquito mesh | Pleated or sliding mesh for kitchens and balcony doors that stay open in the evenings | Quoted after visit |
Gaskets do much of the sealing work; EPDM gaskets stay flexible through Delhi summers far longer than cheap PVC strips. If you are still deciding between materials, the uPVC vs aluminium windows guide compares them in detail, and the uPVC window price guide explains what moves the cost.
How a full-flat window change runs in a society
- Book the ₹99 site visit, usually arranged within 24 to 48 hours. We measure every opening and note which ones are out of square, which is common after two decades of settling.
- You receive a written, all-inclusive quote, aimed within about 2 hours of the visit and valid for 3 days. The visit fee is adjusted against the final bill.
- A 50% advance starts fabrication. Frames are made to the measured sizes, not catalogue sizes.
- On install day, old frames come out one room at a time, so the flat is never fully open to dust or rain. Edges are made good with sealant and patch plaster.
- The balance 50% is paid on completion, after every sash slides and locks.
High floors and no scaffolding
Many Dwarka societies are eight to ten storeys. Frames on upper floors are usually fitted from inside the room, so the opening and the window size must allow the frame to be tilted in. We check that at the visit, along with lift size for the longest balcony door panel.
What to sort out with the society first
- Frame colour: many managing committees want white or a set shade on the road-facing elevation.
- Whether projecting grills or box windows are allowed, if you are changing those at the same time.
- Work hours for drilling, and whether the old frames can go in the society's debris point or must be taken away.
If an existing window only leaks at the sill in the monsoon, read window leaking rain water before replacing it; blocked drainage slots are sometimes the whole fault. A frame that rattles in the wind is covered in aluminium window rattling.

Common questions
Should I choose uPVC or aluminium windows for a Dwarka flat under the flight path?
uPVC usually performs better against aircraft noise, because its welded corners and compression gaskets seal the gaps where most sound gets in. Aluminium can also seal well with good gaskets and interlocks, and keeps slimmer frames. Glass choice adds to either. At the visit we look at which rooms face the noise and suggest a spec per room.
Can windows be replaced while we live in the flat?
Yes. Old frames are removed one room at a time, and the work is planned so that, wherever the opening allows, the new frame goes in before the day ends. Expect dust near each opening and some patch plaster at the edges. Furniture near the windows should be moved or covered before the team arrives.
Purani khidki nikal ke nayi lagane mein kitna time lagta hai?
Fabrication starts after the 50% advance, and the time depends on the number of windows and the frame system. Installation in a typical flat is usually done room by room over one or two days. We give you the schedule in the written quote after the site visit.
Do I need my society's approval for new windows in Dwarka?
Usually you should inform the managing committee, because the outside of the building is shared and many societies fix a frame colour for road-facing windows. Changes that stay inside the flat, like mesh, rarely need approval beyond work-hours rules. Ask the society office before you approve the quote.
