Sector 63 & Industrial Belt, Noida
Factory Mezzanines, Shutters and Sheds in Noida's Sector 63 Industrial Belt
In the Sector 57–59 and 63–65 industrial belt, units mostly need MS mezzanines, rolling shutters, loading-bay sheds, ACP fronts and glass offices on the shop floor. Metalwork and facades are quoted after a ₹99 visit; glass cabins start at ₹350 per sq ft.

North of the Sector 62 office parks, Noida's older industrial sectors run in a belt through Sectors 57, 58 and 59 and on to 63, 64 and 65. The plots hold everything from garment and export units to electronics assembly, printing, warehousing and back offices. Sector 59 is now also known for corporate and IT buildings, and the Blue Line serves the belt at Sector 59 and Noida Electronic City. Factory buildings here are mostly RCC or steel-framed sheds on rectangular plots, and the fabrication they need is practical, heavy and tied to production.
Adding floor space without a new building
Units in this belt usually run out of floor area long before they run out of height. An MS mezzanine floor adds a deck for storage, a finishing line or an office inside the existing shed. What decides the design:
- Load. Storage of rolls or cartons weighs far more than desks. Tell us what will sit on the deck.
- Columns. The mezzanine's columns land on the existing floor, so the slab under each one is checked at the visit.
- Access. A straight MS stair with a handrail is standard; a spiral staircase saves space where floor is tight.
- Edges. Open edges need a guard rail; a staircase railing in MS is the usual choice.
- Finish. Primer and paint at minimum, or powder coating for a longer life.
Shutters, loading bays and roofs
The front of a factory is a loading bay and a shutter. A rolling shutter in galvanised steel is the standard, motorised where goods move all day. Over the loading bay, a car parking shed-style MS and sheet canopy keeps trucks and cartons dry in the monsoon. Inside, ventilation matters in a hot shed, and aluminium louvers above windows let air through while keeping rain out. If an existing roof sags or leaks, see shed roof sagging and terrace shed leaking.
| Need | Usual solution | How it is priced |
|---|---|---|
| More storage or office space | MS mezzanine floor | Quoted after visit |
| Secure loading bay | Galvanised rolling shutter, manual or motorised | Quoted after visit |
| Cover for loading | MS canopy with sheet roof | Quoted after visit |
| Ventilation | Aluminium louvers | Quoted after visit |
| Front elevation and signage | ACP cladding | Quoted after visit |
| Office or QC room on the floor | Glass cabin | Published per-sq-ft rate |
Offices inside the factory
Most units keep an admin office, a QC room or a sampling room on the shop floor, and glass is the usual way to build them because supervisors want to see the line. A frameless fixed glass office partition from ₹350 per sq ft or an aluminium profile office partition with door from ₹1,100 per sq ft closes off a room while keeping sightlines. The aluminium-framed version handles dust and machine noise better. Both use 12mm Saint-Gobain toughened glass. If you are setting up a fresh unit, see warehouses and factories in Noida.
The front of the building
Export units in particular host buyers, and a tired front does them no favours. ACP cladding over the front elevation is the quickest refresh; ask for a fire-retardant core (see ACP fire-retardant core). Our ACP cladding price guide explains what drives the cost.
FabWise runs the same process for factories as in Gurugram: a ₹99 visit, usually within 24–48 hours, then a free, all-inclusive written quote within about two hours. Payment is 50% advance, 50% on completion, and installation can be planned around production shifts. Next door, Sector 62 covers office-park fit-outs, and metal fabrication in Noida lists every steel job. Book a visit with your layout or a rough sketch.

Common questions
Do you build MS mezzanine floors for factories in Noida Sector 63?
Yes. A mezzanine is designed around the load it will carry, the clear height of the shed and where its columns can land. We check these at the site visit and quote the steel, decking, stair and railing together. It has no fixed rate because every shed is different.
Can you install a rolling shutter without stopping production?
Usually yes. A new shutter is installed in a planned window, often on a closed day or between shifts, and the old one is removed only when the new one is ready to go up. We agree the timing with you at the visit.
Factory ke andar glass ka office kitne mein banega?
A fixed glass wall starts at ₹350 per sq ft and an aluminium-framed partition with a door at ₹1,100 per sq ft. A small QC room with about 120 sq ft of glass comes to roughly ₹42,000 for fixed glass. The door and hardware are added in the written quote.
Which is better for a factory front, ACP or structural glazing?
ACP is usually the practical choice for a factory: it covers old plaster, takes signage and is easy to clean. Structural glazing suits an office-style front with a reception behind it. Many units combine the two, with glazing at the entrance and ACP elsewhere. Both are quoted after a survey.
