The cluster of Sectors 104 to 110 lies between the Expressway's northern stretch and the Phase 2 industrial area. It holds some of Noida's better-known residential projects: ATS One Hamlet in Sector 104, Lotus 300 in Sector 107, and Lotus Panache in Sector 110, a large township of many towers. Sector 108 has a big public park and is now seeing new premium launches. The result is a neighbourhood where very different households sit side by side, and they ask for different things.

In a township with thousands of flats, the jobs after handover are predictable, and doing them as one package avoids repeated permits and lift bookings:

Upgrading a premium flat

In the larger, low-density flats, owners tend to replace builder-grade fittings with something better rather than add missing ones. The common upgrades are a slide-and-fold door to the main balcony, uPVC windows for bedrooms that face a road, and a frameless sliding shower partition from ₹550 per sq ft or a slim-profile enclosure in the master bath. Buying into a new launch in Sector 108?

Sector 108 is seeing new premium projects marketed alongside its large public park. If you are buying under construction, glass and metal decisions can wait until handover, but two things are worth doing early. First, ask the developer which items are included, such as balcony railings, window frames and shower screens, so you do not pay twice. Second, ask whether the society will publish approved designs for grills, safety doors and balcony changes; once those rules exist, every owner works to them.

What wears out in this part of Noida

Construction around new launches and the nearby industrial area means dust, and dust is the enemy of sliding hardware. Expect worn rollers on sliding doors, gaps at window interlocks and gritty tracks.
