After possession of a new flat, the usual fabrication list is: shower glass partitions in each bathroom, balcony safety (railing height, gaps, maybe glass), window grills, mosquito mesh, a check or upgrade of the builder's windows, and for top floors or villas a terrace shed. Check what the builder has fitted first, plan everything in one round of measurement, and do the dusty metal work before the fine glass and mesh, so nothing gets fitted twice.

This is written for owners taking possession in new societies on Dwarka Expressway and Golf Course Extension Road in Gurugram, in Noida Extension and along the Noida Expressway, in Greater Noida, and around Raj Nagar Extension in Ghaziabad, where thousands of flats are handed over with the same bare bathrooms and open balconies.

Which shower glass partition should go in each bathroom?

Most new flats have a master bathroom with room for a proper shower area and a smaller common bathroom. A sensible pattern:

As a rough example, a 4 ft by 7 ft hinged partition is about 28 sq ft, which at the starting rate comes to about ₹14,000. What does the balcony need?

Builder railings in new towers vary a lot. Check the height from the finished floor and the gaps between bars, and look for anything a child could climb. Society rules usually control the external look, so check with the RWA or maintenance office before ordering anything visible from outside.

Do you need window grills in a high-rise flat?

On lower floors, yes for security; on upper floors, mainly for child safety at windows that open fully. An MS window grill can be fitted inside the window reveal, which many societies prefer to projecting box grills. Mosquito mesh: which windows and doors?

New societies near open land, drains or construction sites, which describes much of Noida Extension and the Dwarka Expressway belt, often have a mosquito problem from day one. Mosquito mesh for bedroom windows, the kitchen and the balcony door is usually the first thing residents add. Pleated mesh suits sliding balcony doors; fixed or sliding mesh suits windows. Should you upgrade the builder's windows?

Only if they are leaking, rattling, letting in dust and noise, or facing a busy road. Many builder windows are basic aluminium sliders. Top floor or villa: a terrace shed?

Penthouses, top-floor flats with terrace rights and independent floors often add a polycarbonate terrace shed or an MS pergola for shade and rain cover. Society permission is usually needed. See our terrace shed guide.

What order should the work happen in?

  1. Raise builder snags and get them fixed: leaks, cracked glass, faulty windows and doors.
  2. Finish civil and electrical changes: tiling changes, plumbing, AC piping, wiring.
  3. Book one site visit to measure everything together: bathrooms, balconies, windows and terrace.
  4. Metal work first: grills, railings, sheds. Welding and grinding are dusty and can mark glass.
  5. Windows, if you're replacing them, then the balcony glass.
  6. Shower glass partitions, after bathroom tiling and fittings are done.
  7. Mosquito mesh last, so it isn't torn during other work.
  8. Deep clean, then move in.

When should I install a shower partition in a new flat?

After the bathroom tiling, flooring and fittings are complete and the grout has set. Toughened glass is made to exact measurements and can't be cut on site, so the walls and floor must be final before measurement. Production generally takes around 7–10 days after the advance.

Often yes. Many societies on Dwarka Expressway, in Noida Extension and elsewhere control the building's external look and may specify grill styles, colours or allow only grills inside the window opening. Check with your RWA or maintenance office before ordering anything visible from outside.

How much does a shower partition cost for a new flat?
