Gates, Railings and Windows for New Houses in Sector 105, Noida

Sector 105, Noida is a low-density sector of residential plots, many with new houses going up, so the work is gates, railings, windows and terrace sheds, quoted after a ₹99 site visit. Bathroom glass has published rates, from ₹370 per sq ft for a fixed screen.

Sector 105 lies just off the Noida–Greater Noida Expressway, south of Hazipur, with the PIN code 201304. Much of it is laid out as residential plots; resale listings commonly show plots of 250 to 300 square metres, and the Noida Authority included Sector 105 in a 2023 e-auction of residential plots. The other big presence is Estate 105, a Max Estates project of 270 homes in two towers on part of a roughly 10-acre site, registered with UP RERA and expected to be handed over around 2031. In March 2026 the Union Cabinet cleared an Aqua Line extension towards Botanical Garden with a planned station at Sector 105; until it opens, Noida Sector 101 is the nearest metro.

Building a house here? Plan the metalwork by stage

On a plot where a house is being built from scratch, glass and metal work does not happen in one go. It follows the construction, and each item has a point after which changing it costs more. This is the order most owners end up following:

  1. Structure up: decide the staircase. An internal staircase railing needs fixing points planned before the stair is finished, and a terrace MS spiral staircase needs its landing set.
  2. Openings plastered: measure windows. A uPVC window or an aluminium sliding window is made to the finished opening, not the brick one.
  3. Balconies finished: fit balcony railings. SS balcony railing or glass balcony railing, fixed to the finished slab edge.
  4. Bathrooms tiled: measure shower glass, which is made to size after tiling.
  5. Boundary done: fit the main gate or a sliding gate last, once the pillars and the driveway level are final.

Gates on wide plotted roads

A larger plot usually has a wider frontage and room for a car to turn in, which is why sliding gates come up more often here than in older sectors. A sliding gate runs on a track along the boundary wall, so it needs a clear run as long as the opening and a level driveway. A swing gate needs room to open inward without hitting a parked car. Both are made in mild steel and quoted on size, pattern and finish; main gate design and sliding gate automation set out the choices.

Railings that pass a family test

New houses here are usually three or four floors with a terrace, and children use those stairs and balconies every day. A balcony railing should stand at a safe height with gaps too narrow for a child to slip through; balcony railing height and safety covers this. For stainless steel, SS304 or SS202 matters most on an exposed balcony, where the lower grade shows rust spots first.

Windows for a new house: uPVC or aluminium?

A new house gets to choose its windows once, so the decision deserves a little time. uPVC frames seal with gaskets all round the sash and suit bedrooms that face a road; aluminium sliders have slimmer sightlines and suit wide openings onto a garden or a balcony. Many owners mix the two by room. Casement windows seal better than sliders against dust and noise but need space to open outward or inward. uPVC or aluminium windows and sliding or casement windows compare the options, and mosquito mesh is easiest to plan into the frame from the start rather than added later.

Roof and terrace

A finished terrace is often the last thing to be fitted out. A polycarbonate terrace shed over part of the roof, or an MS pergola for shade, is quoted after the visit once the parapet height and drainage are known.

Booking

The ₹99 visit is generally arranged within 24–48 hours and is adjusted against the bill; if you are mid-construction, book it when the relevant stage is ready. A free, all-inclusive quotation follows within about 2 hours, valid for 3 days, and fabrication starts on a 50% advance, with 50% on completion. Sector 108 next door has a similar plotted layout, and the towers of Sector 104 are just north. All metal work is listed on metal fabrication in Noida.

Common questions

When should I book window measurement for a house being built in Sector 105?

After the window openings are plastered. Windows are made to the finished opening, so measuring brickwork leads to a poor fit. Book the site visit once the plaster is done; it is generally arranged within 24–48 hours.

Do you make sliding gates for wide plots?

Yes. A mild steel sliding gate is made to the measured opening and needs a level track and a clear run along the boundary wall. It is quoted after the site visit because size and design vary.

Can railings, windows and the gate be measured on one visit?

Yes, if they are all at a measurable stage. The site visit fee covers the initial visit only, so it helps to book when as many items as possible are ready.

Max Estates Estate 105 mein flat liya hai, abhi kya karwayein?

Nothing yet. Estate 105 is still under construction. Glass and metal decisions can wait until handover, when the flat can be measured and the society's fit-out rules are known.
