Gates, Sheds and Railings for Kothis in Noida Sectors 44–50

Sectors 44, 47 and 50 are among Noida's established plotted neighbourhoods: independent kothis and villas on their own plots, close to the Noida Golf Course, with the Botanical Garden metro interchange to the west and the Aqua Line's Rainbow station (formerly Sector 50) to the east. Sector 44 in particular is known for large homes. Unlike a tower flat, a kothi owner controls the gate, the boundary, the terrace and the stairs, and those are exactly what wear out.

Gates: the first thing every kothi asks about

Most houses here have a swing or sliding MS gate at the boundary, often several decades old, plus a wicket gate for people on foot. The typical problems are gates that sag and drag, sliding gates that stick on a worn track, and rust at the joints. When the gate is beyond repair, the choice is between swing and sliding:

Terraces, car porches and covered space

Kothi terraces are big, and Noida summers are hard on them. A polycarbonate terrace shed turns an exposed roof into usable space through the monsoon; a car parking shed over the front setback protects cars from sun and bird droppings. Two things to check first:

• The Noida Authority's building rules and your sector RWA may limit what can be built on a terrace or in the setback. A shed is usually treated differently from a permanent structure, but confirm locally.

Stairs, balconies and grills

Older kothis often have MS stair railings with a dated pattern and rust at the base. Owners renovating usually move to a staircase railing in stainless steel or glass, or replace balcony rails at the same time. Where a house has a separate floor rented out, an MS spiral staircase gives the upper floor its own entrance without cutting into the ground floor. Inside the house: windows and bathrooms

Renovation in a kothi often extends to replacing old steel or timber windows with uPVC or aluminium, and fitting a frameless shower partition from ₹500 per sq ft in each bathroom. How a kothi job differs from a society job

There is no service lift and no maintenance office, which makes some things simpler and others harder. Gate leaves and long railing sections arrive by vehicle and need space at the plot frontage. Neighbours in a quiet sector notice welding and grinding, so heavier work is kept to daytime. And because nobody else signs off the design, it is worth agreeing exactly what the finished gate or shed will look like, with a sketch, before fabrication starts.
