Updated Sector 44, Noida

Painted mild steel sliding gate running on a ground track across a house driveway

Sector 44 is one of Noida's most sought-after addresses: a plotted sector of large independent houses and bungalows beside the Noida Golf Course, with the Botanical Garden metro interchange roughly a kilometre and a half away. Amity International School and Amity Global School both have campuses here, in A and C Blocks, and the sector's PIN is 201303. It also takes in the village area of Chhalera Bangar, where Godrej Riverine, a four-tower high-rise project, is under construction. So the sector holds two very different kinds of home: kothis that have stood for decades, and apartments that have yet to be handed over.

Kothis: what wears out first?

A large house on its own plot has more steel exposed to the weather than any flat: the boundary gate, a wicket gate beside it, grills on the ground floor, a stair to the roof and often a pergola on the terrace. The gate goes first, because it moves every day. Typical faults are a leaf that drops and drags, a sliding gate that jams on a worn track, and rust working out from the welds. The gate sagging and dragging and sliding gate stuck pages explain whether repair is still worth it.

Swing or sliding for a wide frontage?

Either is fabricated to the opening: an MS main gate or an MS sliding gate. Section size, the infill pattern and the finish change the price, which is why both are quoted after measuring. The MS gate price guide breaks down those factors, and MS gate rust protection explains why powder coating outlasts paint.

Railings inside and out

Bungalows here usually have a wide internal stair, and that stair's railing is the most visible piece of metalwork in the house. Owners renovating tend to move from painted MS to a staircase railing in stainless steel, or to glass panels on the landing for an open look. Upstairs balconies facing the garden or the golf course get the same treatment with a glass balcony railing or an SS balcony railing. The ss-railing grades guide explains why 304 matters outdoors.

Porches and driveways

A kothi's front setback usually holds the cars and the main door, and both benefit from cover. A car parking shed over the drive keeps off sun and bird droppings; a glass canopy over the entrance keeps rain off the door without darkening the porch. Both are fabricated to the plot and quoted after the visit, and both sit in the regulated setback, so confirm what your RWA and the authority allow before ordering.

Terraces with a view

A kothi roof here is big enough to become an outdoor room. An MS pergola gives shade over seating without enclosing it, while a polycarbonate terrace shed keeps the monsoon off. Mature trees on many plots mean leaves in gutters, so drainage is part of the design. The terrace pergola designs guide shows options. Confirm what your RWA and the Noida Authority's building rules allow on the roof before building.

Inside the house

Older kothis often still have steel or timber windows; replacing them with a uPVC window or slim aluminium is usually done floor by floor. Bathrooms with room for a door suit a frameless shower partition with door from ₹500 per sq ft, in 10mm Saint-Gobain toughened glass with a 1 year functional warranty on hardware. The new apartments in the Chhalera part of the sector will need the usual first-fit list when they are handed over; the glass work checklist for a new flat covers it.

Working on a quiet plotted street

There is no service lift and no society office, so gate leaves and long railing lengths arrive on a vehicle and need space at the frontage on the day. Welding and grinding are kept to daytime. Book the ₹99 visit, usually within 24–48 hours; the written, all-inclusive quote follows in about two hours and is valid for 3 days, and work begins on a 50% advance. The towers of Sector 45 are next door, the Botanical Garden side of Sector 37 is close by, and plotted Sector 47 lies to the east.

Common questions

What does a new main gate cost for a Sector 44 kothi?

There is no fixed rate, because width, height, steel section, design, finish and any motor all change it. We measure the opening and check the posts at the ₹99 site visit, then send a written, all-inclusive quote within about two hours.

Should my staircase railing be SS or glass?

Stainless steel suits a stair that sees heavy daily use and needs little upkeep; glass panels suit an open landing where you want light to pass. Many houses combine both, with an SS handrail on glass. Both are quoted after measuring the stair.

Gate ko baad mein motor se chalana ho to abhi kya dhyaan rakhein?

Build a sliding gate on a level track with end stops and room for the rack, or give a swing gate strong posts for an arm opener. Adding a motor later is then simple. We plan this at the site visit if you mention it.
