Snagging, Meshing and Upgrading Developer Windows in New Gurgaon, Sectors 82–95
Most New Gurgaon flats come with developer-fitted windows, so the usual work is to snag them for sealant gaps and blocked drainage, add mosquito mesh to the existing frames, and replace only those that let dust in. Low-rise floors may change windows more freely. Mesh and windows are quoted after a ₹99 visit.

Unlike an older house, a new flat in Sectors 82 to 95 already has its windows. They were chosen by the developer, fitted at speed, and are often perfectly good frames held back by small installation faults. With open land on all sides, those faults show up fast as dust on the sill and insects in the bedroom. Windows and doors work in New Gurgaon, Gurugram, is therefore mostly about making the existing windows work, and replacing only where they cannot.
Snagging what the developer fitted
- Perimeter sealant. Look for gaps or cracked sealant where the frame meets the wall, inside and outside. Dust and rain get in here first.
- Drainage slots. Sliding windows drain through weep holes at the bottom of the frame; construction debris often blocks them at handover.
- Gaskets and brush seals. Check that each shutter closes onto its seal and that no seal is missing or torn; see EPDM gaskets.
- Locks and handles. A sliding window lock that is broken on a low floor is a security issue, not a cosmetic one.
These are the developer's to fix within the defect period, so raise them first. What remains after that is what we look at.
Adding mesh to existing windows
Developers rarely include mesh. It can usually be added without touching the window. A pleated mosquito mesh in its own slim frame suits balcony doors that are opened all day; a sliding mesh shutter added on an extra track suits sliding windows; a fixed mesh suits windows that stay shut. When replacing is worth it
In towers, changing windows touches the building's elevation and needs the society's approval. On upper floors facing open fields to the west, though, even a well-snagged slider can let fine dust and a whistling wind through. Replacing the worst-affected bedroom windows with uPVC casements, matched in colour to the building, is the usual compromise. Getting it done
The ₹99 visit, usually within 24 to 48 hours and adjusted against the bill, checks each window and measures for mesh. The written quotation follows within about two hours and is valid for 3 days; work starts after the 50% advance. Register the work with the society's fit-out desk, and allow for NH-48 traffic on the visit day.

Common questions
Can mosquito mesh be added to the developer's windows without replacing them?
Usually yes. Pleated mesh in its own slim frame fits balcony doors; a sliding mesh shutter on an added track suits sliding windows; fixed mesh suits windows that stay shut. The existing frame stays as it is. We measure each opening at the visit.
Dust comes in even with windows closed in my Sector 92 flat. Why?
Usually gaps in the sealant around the frame, missing or torn seals on the shutters, or blocked drainage slots that let wind through. These are often installation snags the developer should fix. If the frame itself does not seal on a windy west face, a uPVC casement replacement may be needed.
Do I need society permission to change windows in a New Gurgaon tower?
Usually yes, because windows form part of the building's outside look. Most societies want any replacement to match the existing colour and pattern. Adding mesh inside the frame generally does not change the elevation, but check with the maintenance office first.
Pleated jaali aur sliding jaali mein kya fark hai?
Pleated mesh folds to one side like an accordion and suits doors you walk through often. Sliding mesh is a framed shutter on its own track and suits sliding windows. Pleated costs a little more but is easier to use on wide openings.
