Rust stains on the wall in Gurgaon: where they come from and how to stop them
Rust stains on a wall come from unprotected MS steel above them: a grill, railing, AC bracket or gate where paint has failed. Rain washes rust off the steel and down the plaster. Cleaning the wall only helps if the steel is cleaned, primed and repainted, or swapped for galvanised or stainless steel.

Walk past any older society in Gurugram or Noida after the monsoon and you'll see it: long brown streaks running down from every balcony railing and window grill, as if the building is weeping rust. It's ugly, it drops the look of the whole facade, and it's a sign that the steel above is slowly being eaten away.
The short answer
The stain is a symptom; the steel above it is the problem. Rain hits bare or poorly painted mild steel, rust forms, and the next shower carries rust particles down the wall where they soak into the plaster and paint. Stopping it means protecting or replacing the steel, then cleaning the wall.
Common rust sources, and how to tell
| Stain starts at | Likely source | What to do |
|---|---|---|
| Each railing post base | Rust inside hollow posts, at the weld | Treat and seal post bases, repaint |
| Under a whole window grill | Paint failed on grill bars and lugs | Clean, prime and repaint the grill |
| Below AC outdoor bracket | Unpainted cut ends and bolts | Paint the bracket or use galvanised |
| Around wall fixings of a grill | Rusting lugs inside the wall | Re-fix and seal the socket |
| Below a stainless railing | Low-grade SS or carbon contamination | Clean and passivate, or upgrade grade |
Why NCR walls stain so badly
Monsoon followed by long dry spells
Steel wets and dries hundreds of times a year here. Paint cracks with each heat cycle, and every crack lets moisture under it.
Paint over mill scale and dust
Much MS work is painted on site without proper cleaning or primer. That paint looks fine for a season, then peels in sheets.
Hollow sections that fill with water
Railings and grills built from hollow tube trap water inside through small gaps at welds. They rust from within, and you see it only as a stain.
Cheap stainless that isn't really stainless
Lower grades like SS202 can show tea-staining and rust spots in polluted, humid air. See SS railing rust spots and our explainer on SS304 vs SS202.
What you can do yourself
- Find the source above every stain; a stain always has a rusting steel part above it.
- Scrub light stains on painted walls with a soft brush and water mixed with a little mild detergent. Test a hidden patch first.
- Brush loose rust off reachable steel with a wire brush and dab on a rust-converting primer as a stop-gap.
- Seal the gap where grill lugs and railing posts enter the wall so water can't run in.
Repaint or replace the steel?
If the steel is still solid, proper surface preparation, primer and a durable top coat stop the staining. Our MS gate rust protection guide explains the steps, which apply to grills and railings too. For new work, powder coating over a galvanised base gives the longest life. Where railings are badly rusted, replacing them with an SS balcony railing in a good grade, or a properly finished MS balcony railing, ends the cycle. See MS vs SS railing in Gurgaon and the SS railing price guide. Badly rusted grills are better replaced than patched.
How FabWise handles it
Send photos of the stained wall and close-ups of the steel above it on WhatsApp. We'll tell you whether repainting will do or the steel needs replacing. For society-wide work, our housing societies page covers how RWA jobs run. If a visit is needed in our Delhi NCR cities, it's ₹99, adjusted against the bill, and work is quoted after the visit.
Prevention
Inspect steel each October, after the monsoon, and touch up chips before rust spreads. Make sure hollow posts have sealed caps and drain holes at the bottom, not the top. Keep plant pots and AC drains from dripping onto steel. Clean the wall only after the steel is fixed, or the stains return with the next rain.

Common questions
How do I remove rust stains from an exterior wall?
Light stains on painted walls can be scrubbed with water, mild detergent and a soft brush; test a small area first. Heavy staining usually needs the wall repainted. Either way, fix the rusting steel above first, or the stains come back with the next rain.
Why are there rust marks under my balcony railing?
Rain is washing rust off the railing onto the wall. Usually paint has failed at the post bases and welds, or hollow posts are rusting inside. Cleaning, priming and repainting the railing, or replacing it with galvanised or good-grade stainless steel, stops it.
Deewar par grill ke neeche bhure daag kyun aate hain?
The brown streaks are rust washed down by rain from the grill or railing above. The steel's paint has failed and it's rusting. Repaint the steel properly with primer, or replace it, and then clean or repaint the wall.
Will stainless steel railings stain the wall?
Good-grade stainless steel like SS304, properly finished, rarely stains walls. Lower grades such as SS202 can show rust spots in humid, polluted NCR air, which sometimes run onto the wall. Grade and finish matter as much as the material name on the quote.
